Marcus had some pretty specific things he was looking for in a home, so this wasn’t about rushing into something that was just “good enough.” We took our time and ultimately found a new construction home in Meridian that checked the boxes and was the right fit for him.

One of the big benefits is the location. He’s now centrally located with shopping, stores, and everyday conveniences close enough that he can easily walk to a lot of what he needs instead of always having to get in the car.

Sometimes the home you think you want isn’t actually the lifestyle you want.

I had clients who came to Idaho convinced they needed acreage in Nampa - more land, room for a shop, and plenty of space. But once they visited in person, their priorities started to change.

They loved spending time in Eagle, going out to restaurants, and experiencing the energy of the community. Then we toured a luxury home on a pond with only about a third of an acre. It didn’t have room for the shop they originally wanted, but it had an oversized 18+ foot RV garage that turned out to be more than enough for how they’d actually use the space.

The finishes were better. They loved the water view. And they realized being close to the restaurants and amenities they’d actually use mattered more than having acreage.
They ended up buying in Eagle.

That’s why I always tell relocation buyers: don’t just buy the house you pictured before visiting Idaho. Come experience the communities first. Sometimes what you thought was a “must-have” changes completely once you figure out how you actually want to live.

One of the things I love about Star right now is how many different options you have if you’re looking beyond the typical subdivision.

You’ve got communities with waterfront lots and direct access to the Boise River, plus luxury communities like Star River Ranch and Lakehaven where true custom homes can push well beyond $1 million.

But some of the most interesting opportunities are the ones most buyers never hear about.

Small pocket communities are popping up throughout Star with sometimes only 10 or so homesites. Some allow you to bring your own builder, while others have select custom builders already involved. They’re private, low-density, and can offer something completely different from the larger master-planned communities.

The catch? You probably won’t find many of them just scrolling Zillow. They’re small, inventory can move quickly, and sometimes knowing what’s coming before it hits the broader market makes all the difference.

If you want a custom home, more privacy, or something unique in Star, these smaller communities are absolutely worth knowing about.

One of Star’s biggest tradeoffs has always been access and traffic - but that story is starting to change.

Highway 16 is coming, and once the expansion is complete, getting from Star toward I-84 and other parts of the Treasure Valley should become significantly easier. That’s a big deal for a city that continues to grow quickly.

But what makes Star special isn’t just where it’s headed - it’s the lifestyle you can already enjoy today.

The Boise River runs right through Star, and Freedom Park is one of my family’s favorite spots in the entire valley. You’ve got river access, a dock with a diving board, spots to jump into the water, paddleboarding, disc golf, and plenty of room to spend a summer afternoon outside.

That combination of river access, outdoor recreation, small-town living, and improving infrastructure is a big reason Star continues to attract so many relocation buyers.

Eagle is the most expensive area in the Treasure Valley, but spend a little time here and you start to understand why buyers are willing to pay the premium.

The Boise River runs right through the community, mature trees are everywhere, and Eagle has developed one of the best restaurant scenes in the valley. And that lifestyle matters more when choosing where to live than a lot of relocation buyers initially realize.

You’ve got local favorites like Crave, newer spots like Lalo with its hidden speakeasy-style entrance, Old State Saloon, Vessel Kitchen, Gem State Brewing, and Spitfire Tacos. The list keeps growing.

For people who enjoy going out to eat, spending time near the river, and having great local amenities close to home, Eagle offers a lifestyle that’s difficult to match elsewhere in the Treasure Valley.

Yes, you’re going to pay more to live here. The real question is whether you’ll use the lifestyle you’re paying for. If you will, Eagle can absolutely be worth the premium.
