Are Boise home prices crashing? Here's what the numbers actually say.

The Ada County median slipped to $575,000 in September. That's down about $20,000 from August, but still up 2.9% from last September. One month down, the year still up.

Boise isn't one housing market right now. It's two.

Resale homes in Ada County are down to 1.8 months of supply. New construction is sitting at 3.6. If you're selling an existing home, sellers still have the edge. If you're buying a new build, you have room to negotiate.
