Here's a buying tip that's easy to overlook. Pay attention to how long a home has been listed.

In August, the median Ada County home sold in 37 days. Once a listing goes well past that, sellers tend to be more open to credits, repairs, or a better price.

That doesn't make every older listing a deal. Sometimes a home sits for a reason, and part of my job is figuring out which one you're looking at before you make an offer.

Buying a home comes with a lot of new vocabulary. Escrow, earnest money, and debt-to-income ratio are a lot to take in, and it's even harder in your second language.

If you're thinking about new construction, do these three things before you walk into a model home.

First, bring your agent or register them before your first visit. Many builders require it, and if you sign in on your own, you could lose the option to have your own representation.

Second, ask what the incentive can be used for. Some builders let you put it toward your rate, your closing costs, or upgrades, and those aren't worth the same amount to you.

Third, find out what's included. Fencing, landscaping, and window coverings aren't standard everywhere, and they add up fast.

A lot of people think they need 20% down to buy a home. You don't.

FHA loans allow as little as 3.5% down with a credit score of 580 or higher. On a $450,000 home, that's $15,750. Some conventional loans go as low as 3% for first-time buyers.

There is a trade-off. A smaller down payment means mortgage insurance and a higher monthly payment. Still, spending years saving 20% while prices climb isn't always the better deal. Ada County's median price rose 6.9% from last August.

The worry I hear most from buyers is that they'll overpay. It's a fair thing to worry about, so here's how I handle it.

Before we write an offer, I pull the recent sales that actually compare to the home and walk you through what it's worth. I look at how long it's been listed and whether the price has already dropped. Then we pick a number together, and you know exactly why we chose it.
