We got this home under contract within 30 days—a huge win for a property priced over $1 million! Our clients had purchased the home brand new just two years ago, but unfortunately, without their own representation. As a result, they weren’t advised to get a home inspection.

When the buyers conducted their inspection, several issues surfaced—problems that should have been addressed during construction but were never brought to anyone’s attention. This is a prime example of why a home inspection is essential, even for new construction! Despite the challenges, we successfully navigated the process and got their home sold.

Sometimes, building a home can be an even better option than purchasing a resale! This February, we had the privilege of helping two clients secure contracts for new builds with KB Homes. Since the surge in home sales in 2020, semi-custom build opportunities for entry-level buyers had largely disappeared—but we’re thrilled to see them making a comeback! Even better, both of these clients received a $20K builder incentive, which they could use toward an interest rate buy-down, closing costs, or upgrades in the design center.

As the spring market picks up and sales continue to rise, we’re already seeing fewer builder incentives being offered. If you’ve been considering a new build, now is the time to take advantage of these opportunities before they become even more limited!
