Idaho surprised me.

I didn't expect the wine. I also didn't expect the life that came with it.

Most people moving here are focused on the cost…the traffic…the pace.

That stuff matters. But the ones who stay found out the life they wanted.

Boise keeps taking the maximum property tax increase Idaho law allows. Every single year.

That's the direction Boise has chosen. And it shows in your property tax bill if you live in the city.

So if you're thinking about moving to Idaho, This is one reason not to start with Boise.

Boise is one version of Idaho. It is not the only version.

If you want downtown energy, restaurants, walkability, parks, libraries, and city services, Boise may still make sense. If you want quieter, simpler, more space, or a little more distance from the machine, then you should be looking outside Boise too.
Meridian is not Boise. Eagle is not Boise. Nampa is not Boise. Kuna, Star, Middleton, Caldwell, Emmett…all different.

They all have tradeoffs. But that's the point.

You don't start with the city name. You start with the life you actually want.

Still figuring out which version of Idaho makes sense for you?

My clients came in from out-of-state with a shopping list.

Two stories. Resale. No HOA.

They left with a single story new build in Eagle with an HOA.

Being here changes everything.

Still figuring out where you want to land in Idaho?

Moving to Idaho shouldn’t start on Zillow.

That’s why I built Your Idaho Homecoming.

It’s a place to slow the decision down, understand the Treasure Valley, and start with how you actually want to live before you start comparing listings.

If Idaho is on your mind, I put the site in the comments.

Happy Pi Day.

π is famous because the decimals go on forever.

In real estate, the details can start to feel that way too.

Inspections.
Disclosures.
Lenders.
Repair negotiations.
Closing costs.

It can start to feel like there are an infinite number of details to worry about…

…until you walk into the right house.

And suddenly the math matters just a little less.

You worry about the house.
I’ll worry about the math.

If you’re starting to explore Idaho, my Idaho Relocation Guide is in the comments.

By the way, there’s a tiny Easter egg hidden in the blueprint.

First person to spot it gets a Starbucks gift card.

If you know me, you know there’s only one correct answer.

If you’re moving to Idaho to try to change it, you may end up frustrated.

I was sitting in the waiting area at my car dealership this morning and noticed something simple: two guitars sitting there instead of a TV, with an invitation to play.

That says something about this place.

Idaho already has a rhythm. A pace. A culture.

Some people move here and immediately try to recreate where they came from.

Others move here because they’re intentionally choosing something different.

Relocation isn’t about “upgrading.” It’s about knowing what you’re walking into.

If you’re seriously considering a move, start with the guide. It’ll talk it through with you.

Boise can do arenas and amphitheaters.

It can also do a Wednesday night at the Shrine Social Club with Steve Forbert.

First time here.

The Shrine feels like the love child of my high school auditorium and my living room.

With two friendly bars. What a fun room.

Most people remember “Romeo’s Tune” from ’79. That’s the easy headline.

I’ve wanted to see him for years. It took a winter Wednesday night in Boise to finally make it happen.

Forty-plus years later, he still shows up.

Still writes. Still plays like it matters. Not many people do that.

Midweek in Idaho. Not a bad place to build a life.

Been off the grid for a couple weeks.

Idaho didn’t wait.

First real snow after a winter that kept pretending to be fall.

People always ask about the winters here, like it’s a test.

It’s not.

It snows.
You put on boots (or not)
You go to work.
You come home.

That’s it.

If Idaho’s on your radar, start with the Homecoming Guide.

This is the moment when something lived-in becomes shareable.

When the work leaves the vineyard and finally gets to be enjoyed.

Being there for bottling day — pitching in, seeing it up close — is part of what I love about Idaho.

Knowing where it comes from matters.

A lot of buyers still think you need 20% down to buy a home.

You don’t.

I asked one of my lenders to walk through what the numbers actually look like today, not the myths people carry forward.

The Buyer’s Checklist is linked in the comments and walks you through the buying process from start to finish.
