As we continue to monitor the Coronavirus/COVID-19 situation and manage an unprecedented environment, Silvercreek Realty Group is committed to doing everything that we can to ensure the safety of our clients, team members, and community.
We expect there will be further losses in hospitality, retail, and travel as a direct result of the virus. In contrast, the lending environment, rates, and capital liquidity remain strong. Asset values and transaction volume are expected to see declines over the next few months but are expected to bounce back once the infection rate of the virus slows in the U.S.
What we are doing:
Our agents are working remotely as much as possible.
We are actively monitoring the situation and following the direction of the Centers for Disease Control and Prevention (CDC).
If a team member shows symptoms or comes into contact with an infected individual, they will stay home and follow the CDC guidelines to prevent the spread of the infection.
All open houses have been suspended.
We believe we have reacted accordingly to ensure our clients the ability to buy and sell real estate in this unique circumstance. Additionally, we are providing a sight-unseen purchase guarantee for clients who choose to do so.
We encourage you to take all recommended precautionary measures to ensure the health and safety of yourselves and your loved ones. We will continue to monitor the situation as it develops and will be in direct communication as we continue to navigate this unprecedented time.

BUYERS
Buyer Consultations: We are prepared and ready to conduct all meetings as needed via teleconferencing, zoom, or facetime.
Virtual Showings: We will provide buyers with information electronically and can conduct virtual showings. Although, we do request that virtual showings by our agents are limited to properties of serious interest only.
Virtual Closings: We have coordinated with some of our local title and escrow professionals to conduct closings virtually including the necessary notary requirements. Our clients will hold up their Identification during the closing to meet notary requirements.
Sight Unseen Buyer Guarantee: For our clients who will not be seeing a property prior to closing, we are offering a guarantee. When our client purchases a home that they did not physically see before closing and visits that home within 12 months ( or later if restrictions are still in place on travel or otherwise) and is dissatisfied with the home upon a physical inspection and notifies us of their dissatisfaction in writing within 10 calendar days of the first viewing of the property; we will resell that home for them for no listing commission. The buyer will be required to pay customary seller closing costs and expenses associated with the re-sell including offering a buyers agent commission and title expenses. We believe this offer will help our clients minimize risk in this environment.
Professional Negotiations: Our agents are equipped with resources to ensure that buyers and sellers can negotiate potentially unique arrangements during this time.
Contact Less Transaction: If you choose, we will ensure that you will be able to conduct your entire real estate transaction without risking social contact.
SELLERS:

Facetime Valuations: We are providing our clients with the ability to take us through their homes virtually via facetime or other means and are preparing them with detailed valuations following the virtual walkthrough.
Virtual Staging Consultations: Our clients now have the ability to meet with our stager through virtual means; via facetime or other and our stager will prepare a detailed report with recommendations following the virtual walkthrough.
3-D and Drone imagery for all listings: Each of our listings will receive professional photography, full 3D image, and drone imagery. This will allow buyers to more comfortably purchase a property sight unseen.
Buyer Free Showing Process upon request: For each of our sellers who does not want to show their home. We are arranging so that they can provide virtual showings with buyers agents. These appointments will be conducted by our seller taking the buyer and buyers agent on a scheduled tour of their home via facetime or other electronic means.
Virtual Closings: We have coordinated with some of our local title and escrow professionals to conduct closings virtually including the necessary notary requirements. Our clients will hold up their Identification during the closing to meet notary requirements.
