Here’s the truth:
You can’t underprice a home- buyers will simply bid it up.
But it is easy to overprice a home. And Buyers are informed, strategic, and quick to move on.
Pricing isn’t about what you hope to get — it’s about what the market is willing to pay right now.

Real estate (like life) definitely comes in seasons… and it has occurred to me, I’m in a building season. ✨

After 10 years in this business—and coming off my best year ever last year—I’d be lying if I said this slower season hasn’t made me pause a bit. But I’ve learned something over the years: slow doesn’t mean stuck. It usually means something is being built. My pictures above serving as a reminder that I’ve been through it before.

So at the moment I’m focused on strengthening relationships, sharpening my skills, and planting seeds that I know will grow. Because the truth is, the “busy” seasons don’t just happen—they’re created in moments like these.

Idaho’s public lands are easily my favorite part of living here. These aren’t just pretty places… they have a way of slowing you down, clearing your head, and honestly taking your breath away when you least expect it.
I’ve found pieces of myself out there—in the quiet, in the wide open spaces, in the moments where everything just feels still. And what makes it even more special is how every season changes the experience. The same trail can feel completely different in spring, summer, fall, or winter, and somehow it never gets old.
It’s not something I take for granted. Having access to places like this is rare, and I’m so grateful for each & every place we’ve been able to see over the years.

The spring market is waking up across the Treasure Valley 🌷🏡

In Ada County, 810 homes sold in March, which is a big 19.1% jump from this time last year. The median sales price held steady at $540,000, and homes spent about 55 days on the market on average.

Over in Canyon County, 452 homes sold, up 14.7% year over year. The median price came in at $432,995, with homes averaging 63 days on market.

Inventory is still on the lean side at 2.0 months in Ada and 2.4 months in Canyon. In simple terms: if no new homes were listed, everything currently for sale would likely be gone in about 2 months.
