There’s something about this time of year- the light changes, the mornings get a little cooler, and everyone’s routine shifts all at once. Maybe it’s all the back to school posts that have me in the feels 😂 but this time of year always makes me a little reflective.

However your season is changing right now; new schedules, bird launchers (I prefer that over empty nester 😉), first day of kindergarten, being fully emerged back into sports, or just chasing pumpkin spice- I hope it’s a great one! And a friendly reminder: this season isn’t just for the kids. It’s our chance to spend a little more time focusing on our own dreams too 😌

If you've been wondering what the Treasure Valley housing market is doing — here's your June update. 👇

Ada County — 722 homes sold (+20.5% from last year!), median price $575,000, averaging just 22 days to go under contract, with 2.4 months of inventory.

Canyon County — 575 homes sold (+17.1% YOY), median price $435,900, averaging 43 days on market, with 2.5 months of inventory.

22 days in Ada County. That means the average home went under contract in under 3 weeks. Inventory is still tight across both counties — well below the 4-6 months of a balanced market.

Values. One of the hidden gems, the things I didn’t expect Real Estate to teach me, and yet…

This may not be true for everyone, but in the circles I’m in, we’re taught our Values feed our Mission Statement, and from there our Mission Statement feeds our elevator pitch. Lots a sales talk (😛) I know, but bear with me.

The beautiful thing about it is, we end up re-evaluating our values at least every year. And how many of us really take the time to boil down our core values? How many of us get to use that as a guiding force for our daily decisions? I mean, honestly, it’s super overwhelming. There’s tons of great values, and while maybe not ALL of them speak to you, there are still Tons that seem like great ideas. So to boil it down to your top 5… and maybe even top 2? Oof.

And then I read something from Brene Brown that completely clarified things for me- “Ask yourself: Does this define me? Is this who I am at my best? Is this a filter that I use to make hard decisions?”
So helpful!!

Some transactions remind you why you love what you do.🏡✨

This one was definitely outside my usual routine- in the best way! We toured 36 homes in just 3 days, explored neighborhoods I don’t often get to show, and found the perfect fit. Then we turned around and closed in just 2 weeks!

I love that real estate is never the same twice. Every client, every search, and every journey brings something new, and this one was such a fun reminder that stepping outside the norm keeps this job exciting.

A huge thank you to the incredible team who made the impossible happen. From a fast-moving contract to a smooth closing, it takes a village.

So happy to say- she is now Home! It was a whirlwind from start to finish, and I’m so grateful to have been part of it.💗
