The Spirit of Boise Balloon Classic returns to Ann Morrison Park September 2–6, and this year marks its 35th anniversary! 🎉

If you want to catch the balloons in the air, here’s the lineup:

🎈 Thursday, Sept. 3 — First Launch
Balloons arrive around 6:45 a.m., with the first launch scheduled for 7:20 a.m.

🎈 Friday, Sept. 4 — Morning Flight + Nite Glow Spectacular
The morning flight is scheduled for 7:20 a.m. Then come back that evening for one of the coolest nights of the year in Boise. Food, vendors and live music begin at 5:00 p.m., with the Nite Glow Spectacular at 8:45 p.m. Watching the balloons light up Ann Morrison Park after dark is pretty magical.

🎈 Saturday, Sept. 5 — Family Morning Launch
Balloons begin arriving around 6:45 a.m., with the morning flight scheduled for 7:20 a.m.

🎈 Sunday, Sept. 6 — The Great Launch
The final morning starts early, with inflation beginning around 6:00 a.m. and the final flight scheduled for 7:20 a.m.

And, of course, this is ballooning — all flights are weather dependent.

If I were selling my Boise home this fall, I would NOT start with renovations. 🏡

I’d start by asking three questions:

1. What are buyers actually going to compare my house to?
Not what sold two years ago. Not what my neighbor thinks their house is worth. The homes a buyer can choose from right now.

2. Where will buyers see value — and where will they hesitate?
Sometimes fresh paint matters. Sometimes replacing a dated countertop doesn't. And sometimes the smartest thing you can do is leave the house alone and price it accordingly.

3. What price makes my house compelling from day one?
Because in a market where buyers have choices, testing an ambitious price and “seeing what happens” can get expensive.

The good news? Boise homes are still selling.

But today's market rewards strategy more than optimism.

If you're thinking about selling this fall, I'd much rather walk through your house before you spend $10,000 fixing things you may not need to fix.

That's one of my favorite parts of this job — figuring out what actually matters and what doesn't.

The late-summer Treasure Valley real estate market is getting interesting. 🏡

We're heading toward fall with something buyers haven't had much of in recent years: choices.

Inventory is still relatively high across the valley, while buyers have become more selective. That means they're paying attention to price, condition, location and how one home stacks up against another.

For buyers? That's not a bad place to be. More homes to compare and potentially a little more room to negotiate.

For sellers? The days of simply putting a house on the market and waiting for offers are behind us. Pricing and presentation matter.

And honestly, I like this kind of market. It gives both sides room to slow down, look at the numbers and make a thoughtful decision.
