Fall always feels like permission to settle in a little. Make something good for dinner. Take the dogs for a walk. Read a few pages of a book. Sit outside while it’s still warm enough. Maybe get a few things done around the house…or maybe not.

🏡 So…what is the Treasure Valley real estate market actually doing?

Here’s an interesting number: The median sale price in Ada County was about $569,000, up 4.4% from a year ago.

But here’s the part I think matters: about 1 in 4 homes had a price reduction.

That’s a pretty good snapshot of the market we’re in.

Home values haven’t fallen off a cliff. In fact, prices are still higher than they were a year ago. But buyers have choices, and they’re paying attention to price, condition and value.

For sellers, that means the days of throwing a house on the market at an ambitious price and assuming someone will buy it are largely behind us. Pricing well from the beginning matters.

For buyers, it means there may be more room to negotiate than you think—even while home values remain relatively strong.

It’s an interesting market, and definitely one where the headline doesn’t tell the whole story.

Hi friends!

Some of you keep up with the Lil Cabin That Could as we keep making progress so I thought I would share. We got the entirety of the exterior siding and trim installed and painted. PHEW! That job definitely took some doing! But she is looking sharp and fitting right in with her earthy surroundings.

There will be more progress to report as we continue to work on the inside before the snow flies. Hoping for a long fall so we can keep getting interior work done!

September 18–20 at Camel’s Back Park

One of my favorite Boise traditions. Live music, food, nearly 200 vendors, art, people watching and that unmistakable North End vibe. It’s free to attend — and parking is exactly as delightful as you remember, so walking, biking or using alternative transportation is your friend. 😉

🌈 BOISE PRIDE FESTIVAL
September 18–20 at Ann Morrison Park

Boise Pride is celebrating its 37th year with three days of music, performances and community. Friday includes a ticketed performance area featuring Trixie Mattel, Saturday night ends with fireworks, and the Pride Parade starts at 10 a.m. Sunday. ❤️🧡💛💚💙💜

🏴 BOISE SCOTTISH HERITAGE FESTIVAL & HIGHLAND GAMES
September 19–20 at Expo Idaho

Highland athletics, bagpipes, dancing, Scottish food, clan tents and, yes, people throwing very large objects around a field. If you’ve never watched a caber toss in person, perhaps this is your weekend.

Basically, you could spend the entire weekend festival hopping without leaving Boise.

Fall can also be a surprisingly good time to make a move in real estate.

There are typically fewer buyers competing than we see during the spring rush, sellers who are on the market tend to be serious about selling, and there’s something kind of nice about house hunting when it’s 72 degrees instead of 102. 😉

If you’ve been thinking about buying or selling but assumed you should wait until spring, it might be worth having a conversation now.
