Here are the August numbers for Ada County from BRR. The median sales price is down to $565k from an all time high of $602k in May. Our inventory is way up, so naturally homes are sitting on the market longer. The higher interest rates seem to be affecting the market the most.

I have been asked about the market a lot lately. Inventory is going up, prices are slowly going down, and it's getting much easier for a buyer to find a house. To sum it up: Sales in winter normally slow down a little, but this year they likely won’t. There are still many reasons to buy, and it should still be a good time to sell. As always, please let me know if you have any questions about buying or selling through the winter or through the pandemic!
