Here is our first Bi-Weekly market report. We just felt the data sample was too short in a slowing market for weekly reports. You can see a consistent trend up in inventory as well as "sold under list". These are important in this market. Prices are settling and the reality of the market is settling in. Homes are being listed for less and now selling at that price. Inventory will continue driving a more flat market throughout the season in my humble opinion. Rates are up which will continue slowing. If you are looking to buy in the short future you really should be positioning for it now.

We will be switching it up a bit and doing bi-monthly market reports from now on. The numbers of change over a week is this market just does not accurately depict what the market is doing. We need to look at a bigger picture. There is no % of change this week because of that.

Couple huge notes though. The % of homes that sold under list price is nearly cut in half from 2 weeks ago. Why??? Well I think a few different things.
1. Only the homes that are priced correctly are selling.
2. Agents and sellers are finally becoming more realistic on market value.
3. Sellers are trusting their agents more with their evaluations.

Another hug change we saw is months of inventory. both counties increased over .25/month in the last 2 weeks. This is the biggest change we've seen is the data point in awhile.
