Inspector find of the day:

Opened the cabinet and discovered a kitchen exhaust system built on pure optimism.

For those keeping score at home: flex duct is not permitted for kitchen exhaust vents. Grease-laden air from a range hood needs smooth, rigid metal ducting so it can actually move… and not coat the inside like a deep fryer.

And that kink in the line? That’s not a bend, that’s a full shutdown. Air hits that corner and just clocks out for the day.

So what we’ve got here is:
• The wrong material (flex = not allowed)
• A crushed/kinked run (airflow = basically zero)
• A fan that’s enthusiastically going nowhere

End result: you get the enjoyment of listening to a noisy exhaust fan run without the benefit of it moving exhaust to the exterior of the home.

If the dryer plug is accessible and not blocked by a dryer, we always check to make sure that the plug is wired correctly. This is the second plug this week that I found to be wired incorrectly. Both houses were new construction.

New construction, disconnected drain line under the master shower. Luckily the buyer had me perform home inspection, otherwise this could have gone unnoticed for years and caused serious damage.
