Can a real estate agent represent both the buyer and the seller?⁣
Short answer? Yes. But there are a few things you’ll want to think through before going this route:⁣

1. When you hire an agent to work just one side of the transaction, you get a “fiduciary relationship.” What this means is your agent has the responsibility to uphold your best interests in good faith. Translation: Your agent is looking out for you and you alone.⁣

2. When you work with an agent on both sides of the transaction, you forego this benefit. Called a “dual agency,” the agent represents both you and the other party (buyer and seller) and is supposed to remain neutral to both parties' interests. Because of this, dual agents tend to leave the buyer and the seller hashing out the details of the sale without the benefit of an agent’s expertise and advice.⁣

While it may work in special circumstances, the most common arrangement is for each party to have their own agent looking out for their best interest. ⁣

After all, at the end of the day, whether you're buying or selling, you want to walk away knowing you received the FULL advantage of working with a professional and knowledgeable agent.⁣

We often wonder how little-ole-me can do anything meaningful or significant enough to make a difference. Truth is, by myself, I really can’t. But as we band together in small ways our impact will surely multiply! ⁣

Here are 10 things if we all committed to at home would have a tremendous impact on our planet: ⁣

• Select appliances with high energy-efficiency ratings.⁣
• Repair leaky faucets (Five drips a minute equals 262 gallons a year!).⁣
• Use reusable grocery bags.⁣
• Consider a drip irrigation system.⁣
• Clean refrigerator coils.⁣
• Use cold water when washing clothes (HE washers and modern detergents make hot water optional.)⁣
• Purchase wool dryer balls (these are amazing!).⁣
• Unsubscribe from catalogs and junk mail lists.⁣

This is a question we've been getting a lot lately, especially as interest rates have reached record lows over the past year. So, should you wait for them to go even lower before buying? Here's what you need to know:⠀⁣

1. As rates are projected to increase in 2021, it is wise to take advantage of the low interest rates that are available now.⠀⁣

Did your listing expire? Wondering what happens next? ⁣

Good news — you’ve got options! ⁣

Remember, an expired listing is a listing that hasn’t sold by the end of the term stated in the contract with your agent (typically, six months). If this happens to your home, you have several options:⁣

Option 1: Stick with your current agent⁣
Option 2: Hire a new agent with a different firm⁣
Option 3: Decide not to sell at this time⁣

For options 1 and 2, your property will have to be relisted and a new listing created on the MLS. Be sure to talk openly with your agent and let him or her know how you’re feeling and what you’d like to do differently as you relist. Don't forget —your agent is there to serve YOU and should work hard to make the process easy and enjoyable!⁣

I'm often asked what I expect will happen in the upcoming months in the real estate market. While I don't have a crystal ball, here are a few reasons you can expect 2021 to remain off the charts:⠀⁣

1. Limited inventory. Many areas are experiencing housing shortages. Having more buyers than sellers creates a strong market, and typically offers at or above asking. ⠀⁣
⠀⁣
2. Under-construction. All around the US, homes are currently being built by MILLIONS. ⠀⁣
⠀⁣
3. Record equity markets and stimulus money. Not only does it make people wealthier, but it also makes them feel richer. Moods often fuel markets as much as money does. ⠀⁣

4. High demand! As millennials come of age to buy, demand continues to increase exponentially. ⠀⁣
⠀⁣
5. The optimism of spring! Spring markets fuel optimism, hope, and renewal. ⠀⁣

Warmer temps got thoughts of a home garden on the brain? Here are three tips if you're a newbie gardener:⁣

1. Start small. If you’ve never gardened before, start small and learn the ropes of planting, watering, fertilizing, and picking. If all goes well, go big next year!⁣
2. Consider a theme. Love Chinese cuisine? Focus on snow peas, radishes, cucumbers, cabbage, broccoli, bok choy, and bean sprouts. Sucker for fresh salsa (I mean, really, who isn’t?) Think tomatoes, sweet peppers, chili peppers, onions, tomatillos, and celery (and don't forget the cilantro and cumin).⁣
3. Plan for pests. Deer, raccoons, rabbits, and other pests love veggies just as much as you do. Ask neighbors or local garden center experts the easiest way to keep your garden pest-free.⁣
