Home 🏠 sales were ⬆️ in March in the Boise Housing Market! All of these numbers are the median.

ALL Treasure Valley cities saw an ⬇️ days on market from last month.

Almost all had ⬆️ or stable home prices. Except Emmett, but with such a small # of homes sold, their data is easily skewed.

🔑takeaways for March Boise Housing Market:

✅Month over month data show the market heating up as expected for the spring.

✅However, there are many shifty factors right now in the overall economy and micro markets - we are seeing a bigger spread between micro markets of homes that sell quickly and homes that are sitting.

✅Entry level builders are still offering amazing incentives to get that rate down to the 4s in some cases.

✅On an interesting note, the homes over 10 years old in Ada County, especially in Boise, are the homes selling the best right now (of course when priced right).

Monthly Boise Housing Market Update is here! 💥 🏠

Well 🥱nothing unexpected for the Boise Real Estate Market and the month of January. Here are the key takeaways:

✅Mortgage Interest rates remain around 7% keeping more sellers locked in and more buyers locked out
✅Most cities saw ⬆️ days on market, ⬆️ home prices, and ⬇️ number of homes sold- all typical for January
✅Buyers can get rates as low as 4.99% with some builder incentives (ask us how!)
✅Sellers are prepping for a spring sale and buyers are prepping for a spring purchase, so come on interest rates, just a bit of lowering would sure make people happy!

From New York to Idaho, this client’s journey began decades ago when a little boy fell in love with the National Geographic maps of the west (you know the ones- from the orange box with the amazing paper).

Something in his soul told him to go west one day.

Well that day finally arrived.

You know how these things work. A little impression turns into a deep thought, which turns to just a little looking, which leads to my YouTube videos about Boise, which leads to a phone call, which leads to 4 years of careful preparation, many setbacks (family and health), which leads to a few visits, and then…after a hefty does of God’s handiwork leading to the perfect new job in Boise (the last stone needed to lay the foundation), the wheels are in motion, many visits are made, a home is purchased, a 2400 mile journey ensues, and finally, finally, that little boy’s dream comes true and he is, at last, home on Idaho ground.

I am honored and grateful to have been part of his journey. Because we started a few years ago, I have had the pleasure of getting to know him better than most of my clients. I am blessed to call him a friend! And Boise, you just got yourselves another good one!!! Please welcome him home when you see him!

P.S. His sidekick Torrey, we are happy to report, weathered the 2400 mile drive and was all too happy to get out and explore his new house too! 🐈‍⬛

These people..they are the best of the best. ❤️

I could tell you about how they left behind their beach house to move to the Boise foothills. 🏖 ➡️⛰

I could tell you about how they were seeking a place of safety, refuge, and security.

I could tell you how they had to leave behind family but get to start a completely new chapter in their lives, just the two of them (finally!) 👩‍❤️‍👨

Because they experienced all of those things, and more.

But what I really want to say is how they are the best of the best. Generous, full of grace, patient, trusting, and they really understand when to be concerned about something and when to let things go - an amazing quality that comes only from overcoming big challenges in life.

Did you think I was in the home selling business? I’m actually in the people business, and these people, well it’s people like them that make everything worth it.

Home 🏠 sales were ⬆️ in March in the Boise Housing Market!

ALL Treasure Valley cities saw an ⬆️ in March home sales.

Almost all had ⬆️ home prices. Except Eagle, and the ⬇️is due to the fact that fewer homes over about $1.5 mil are selling right now.

🔑takeaways for March Boise Housing Market:

✅Inventory is low! Because of that, multiple offers are showing up again in certain sectors.

✅Some builders at a lower price point are keeping in incentives to help buy down the rate, as many people at the lower price point are having a difficult time affording a home with the interest rate hanging out around 7%.

✅Some builders at a higher price point, in the most desirable areas, are getting rid of incentives due to lack of re-sale home competition, and even raising prices.

✅The Boise Housing Market currently has distinct micro markets, so if you are considering buying or selling a home, please reach out to us to discuss what that means for you!

I love repeat clients! ❤️

And you may remember this sweet family from a post about a year ago as we closed on their first home…which they had planned on staying in for a few years. A first-step home.

Well this couple has a great ability to see an opportunity, and not let fear, or past plans or ideas hold them back, and just grab hold and jump in.

They could have easily turned the opportunity down by thinking things like, “we shouldn’t move after a year”, or “this isn’t what we had planned”, or “the interest rates are high”.

But instead, they saw their beautiful new home for the opportunity it was- a chance to get the “forever” home in the perfect location for them, a better location for their growing family, a home where friendships and memories can be made for years to come, and a chance to get in on a fantastic home before competition heats up when rates drop. (And they will be sitting pretty when they are in their dream home already, and can just refinance).

So a huge congratulations 🎉 to this amazing family who dreams big and makes it happen. They will be so happy in their new home and I am sooooo excited for them and all that incredible things that life has in store for them! 💕

This one 🏡 was for us! 🥳

No inspiring leap of faith, uprooting, or moving across the country…

Just a story of “one day”…

We say “one day” a lot..”one day we will”…(fill in the blank with your “one day)

And here’s the thing.

Those “one day’s” don’t happen without the daily little decisions in the present day.

Our big “one day” is to have financial freedom in the retirement years, and to be able to help our family and others.

So, when the past was the present, we made decisions like staying out of debt as much as possible, purchasing a home that we could pay off in less than 30 years, picking up extra jobs when needed for things like braces or musical instruments for the kids, many, many daily decisions that would help us reach our “one day”.

And today, a big step in our “one day” is here as we signed on our first investment home. And to be clear, it wasn’t just by our own power that we made this happen. It was a partnership with God, who also helped me opened many, many doors (figuratively and literally) to get to this point.

But it’s pretty exciting to look back over the last 27 years and see where all those past daily decisions have led us.

You know life is crazy. We can’t control much of it.

And that’s okay.

But we can keep our eye on the “one day” goals as our anchor, make decisions that will lead towards that, and then when things get chaotic, we always have an anchor point to get back to.

So congratulations to anyone reading this who is wading through the present days to achieve the “one day” goals!

Patience, diligence, focus, hard work, and a lot of Grace… and before you know it, One Day becomes Today.
