Why did Sears stop selling homes in 1942?
These home kits were wildly popular in the early 1900s. When Sears released its “Sears Modern Homes” catalog line, it was complete with 40 ready-to-build homes. Eventually, it was expanded into over 400 different designs and layouts, with the option to add on plumbing and electrical for an additional cost.
(For cities without municipal water systems, you could add-on an outhouse for just $23!)

The prices ranged from around $650 to around $6,500 for the complete kit, which included pre-cut lumber. They advertised that you could build your own home in 90 days.
Most of the history of these homes was lost due to the destruction of sales records during the move to Sears Tower in the 1970s.

However, it is estimated that they sold between 70,000 and 100,000 homes between 1908 and 1940. It is hard to say how many homes are still standing today. At least 5,000 of them have been identified, but most are still undiscovered.

Experts believe around 70% of them are still standing - some of them right here in Boise!

The phrase “they sure don’t build them like this anymore” is a direct reference to Sears homes. (Okay, that part might not be a fact, but it feels true.)

In 1911, Sears opened their own mortgage company, in an effort to make the process streamlined for its customers. But this was likely their downfall.

The company faced a public relations disaster when the Great Depression hit. They ended up having to foreclose on many of their own customer's homes. The final nail in the coffin was the lumber shortage in the early 1940s, due to the preparations for WW2.

They halted residential construction from fulfillment issues and had to refund deposits on homes that were made. They discontinued the catalog in 1940, and completely closed their sales offices in 1942.

I'm "fishing" for homes for some amazing buyers! Here's what we're casting for:
1. Clients seeking a home in the Rocky Mountain High School and Heritage Middle School boundaries: 4 bed, 2 bath, minimum 2,200 sq ft, decent backyard, under $700,000. Bonus room or office preferred.

2. Client is looking for a home in North Meridian, Star, or Middleton: 3 bedrooms + office or bonus room, minimum 1,800 sq ft, 2-story OK, fireplace, preferably a 3-car garage, built within the last 10 years, and a good-sized backyard. Maximum $600,000.

3. Client is looking for a home in north Nampa, Caldwell, or Middleton: 4 bed, 2 bath, minimum 1,700 sq ft, under $465,000. 3-car garage is a huge plus (RV parking also acceptable).

4. Client is looking for a .5–3 acre property that feels spacious and not boxed in. Nothing older than 5 years. Prefer single-level with 2 primary suites or detached in-law quarters, 3-car garage, RV parking, and a farmhouse feel. Willing to go up to an hour outside the Boise area. 5. Client is looking for a home in the Tuscany subdivision: 4 bed, 2.5 bath, 3-car garage, large backyard, $700,000 or less.

6. Client is looking for .5–1 acre (not in a subdivision) in Canyon County or Ada County to build a shop house. Maximum $300,000.

7. Client is looking for 1–3 acres within an hour of Boise to build a home. Must not be in an HOA and have no CC&Rs. Budget: $250,000 or less.

8. Client is looking for a home in Caldwell under $265,000. Can be 2 bed, 2 bath, but must have a garage or shop.

Meet Roy and Terri! These two were an absolute hoot to work with from start to finish! They decided to downsize but realized their previous home was just a bit too small and too close to a busy road. I helped them sell their Boise home and find the perfect upgrade where they could easily park their RV and boat. 👌

These two have their priorities straight and knew exactly what they wanted.
