New construction vs. an existing home is one of those things that sounds like it should be an easy choiceโ€ฆ until you actually start looking. ๐Ÿก

New construction is pretty tempting. Nobody has lived there. Everything is shiny and new. Youโ€™re not immediately wondering how old the furnace is or whether the roof has five years left. And builder incentives can sometimes make the numbers REALLY attractive.

But then you walk into an older home with big trees, an actual backyard, an established neighborhood and a little personalityโ€ฆand suddenly new doesnโ€™t seem quite as important.

Of course, that personality might also come with a 17-year-old water heater. ๐Ÿ˜‚

There are trade-offs either way.

Iโ€™ve had buyers walk into a brand-new home and immediately know thatโ€™s what they want โ€” and others who take one look at a new subdivision and say, โ€œNope. Give me trees.โ€

Buying and selling at the same time can be a lot to juggle. There are deadlines, negotiations, inspections, paperwork, and about a hundred little things happening behind the scenes. My goal is to make sure my clients never feel like theyโ€™re trying to figure it all out on their own.
