On Long Island, that renovated kitchen, new bath and picture-perfect interior aren't free. They're built into the price.

✨ Buy move-in ready, and you're often paying a premium for improvements someone else already made.

🔨 Buy the right fixer-upper, and you may have an opportunity to manufacture your own equity.

Consider this:
📈 Nassau County home prices remain near record highs, with typical home values around $850K+.

💰 More than half of Nassau homes have recently sold above asking, showing just how much buyers compete for desirable properties.

🛠️ And not all renovations are created equal. Remodeling data shows some smaller, strategic improvements can return close to—or even more than—100% of their cost, while expensive upscale renovations may return considerably less.

The fixer-upper advantage?
Buy at the right discount ➕ renovate strategically ➕ stay within the neighborhood's value ceiling = equity YOU created.

But the math has to work. A $75K discount isn't a bargain if the house needs $150K worth of work. 😉

🏡 Move-in ready = you're buying the finished product.

🔨 Fixer-upper = you may be buying the opportunity.

🏡 Waiting for the Long Island housing market to “crash”? The data says otherwise.

Nassau County continues to show the fundamentals of a strong housing market — limited supply, steady demand and rising prices.

📊 Here’s what the numbers show:

🔹 Nassau’s median single-family sale price hit $911,000 in August — up 4.7% from $870,000 last year.

🔹 Homes sold for an average 100.5% of their original asking price, while Nassau had just 2,259 single-family homes for sale at the end of August.

🔹 And nationally, Fannie Mae’s latest survey of 100+ housing experts forecasts home-price growth every year through 2030:

📈 2026: +2.5%
📈 2027: +2.2%
📈 2028: +2.7%
📈 2029: +3.1%
📈 2030: +3.3%

That’s roughly 14.6% cumulative appreciation over 5 years.

💡 The takeaway? A slower or more balanced market is NOT the same thing as a housing crash. Here on Long Island, limited inventory continues to put a floor under prices.

👀 Buyers: Waiting for a crash could mean paying more later.

🏠 Sellers: Well-priced homes are still commanding strong buyer attention.

The market may change gears — but the data isn’t pointing toward a cliff.
