We’re heading into the last stretch of the year on the Space Coast, and the July numbers give us a good read on what to expect through fall and winter 👇
📉 Single-family inventory: down 23.7% YoY to just 3.5 months of supply — tight, and it’s not loosening up
💰 Single-family median price: $380,000, flat year-over-year — tighter supply hasn’t pushed prices up (yet)
⏱️ Single-family time to contract: 38 days, down from 47 last year — well-priced homes are moving fast
🏢 Condo/townhome inventory: 6.2 months — still a buyer’s market here, though down from 8.4 months last year
📈 Condo sales: up 13.5% YoY, with cash buyers behind 58% of closings
🏦 30-year mortgage rate: hovering around 6.67% (Freddie Mac, mid-August)
Looking ahead: September tends to be the quietest month of the year, so don’t read too much into a slower few weeks. Snowbird season kicks in this fall and usually brings a fresh wave of both buyers and sellers to Brevard County. If mortgage rates ease even a little more before year-end, expect competition for single-family homes to heat back up — inventory is already thin. Condo buyers should keep leveraging their negotiating room now, since that gap likely won’t stay open forever.
Bottom line for the rest of 2026: single-family sellers, your leverage is building — price it right and it’ll move. Condo buyers, this is still your window. Single-family buyers, get pre-approved now so you’re ready to move fast when the right home hits.

Throwback Thursday: real estate hasn’t always been the profession you know today.
Before 1913, there was no licensing, no standards, and no accountability — just “buyer beware.” The industry’s own history even includes a stretch (1924–1950) when the Code of Ethics actually required agents to help keep neighborhoods segregated, until the Supreme Court struck that down and the industry began rewriting its own rules.
That history matters. It’s part of why today’s Code of Ethics — with real anti-discrimination protections and real accountability — isn’t just paperwork to me. It’s the standard I hold myself to with every client, every listing, every deal. 🏡

Wisdom Wednesday: Why the first offer is often the best offer
A pattern I see repeatedly with sellers: the temptation to hold out for a better number instead of accepting a strong early offer. The data rarely supports that instinct.
Why this matters:
• Early offers typically come from the most qualified, motivated buyers — the ones who did their homework before your listing even went live.
• Days on market create a perception problem. Buyers start assuming a home is overpriced or flawed the longer it sits, regardless of the truth.
• Subsequent offers tend to come in lower, not higher, once that initial momentum fades — often after a price reduction has already been made.
• The real cost of waiting isn’t just time. It’s negotiating leverage, carrying costs, and the compounding effect of a stale listing.
The takeaway: pricing and negotiation strategy matter more than optimism. A well-priced home with a solid offer in the first two weeks usually outperforms one that waits for a number that may never come.
