As we brace for incoming storms, here’s how to protect your property and make your insurance claims smoother:

📸 Before the Storm: Document Everything!

Exterior: Take photos of your home, roof, and elevation to capture their condition.
Interior: Photograph each room from different angles, focusing on ceilings to show there are no water stains.
Details Matter: Record serial numbers of important items, if possible.
🎥 Record a Video Walkthrough: Go through your home and open drawers, closets, and the garage. This video will be crucial for your loss report and to ensure you remember all your belongings, especially since flood policies only cover items within the building foundation.

🔒 Safety First: Turn off the breaker, lock up, and remember: material items can be replaced, but you can’t!

🏠 During the Storm: Take Action!

Report Damage ASAP: Call in your claim as soon as possible! The sooner you call, the sooner you’ll get assigned an adjuster. Remember, you can always withdraw the claim later if there’s no damage—no penalties!
🛠️ Post-Impact: The Critical Inspection! The first inspection is key to your claim. Ensure the adjuster is licensed—this is your right! According to State Statute 627.70131 (b), if there’s a physical inspection, it must be done by a licensed adjuster.

👉 If the adjuster sent by the carrier isn’t licensed, send them away. Performing inspections without a license is fraud! Licensed adjusters undergo background checks and continuing education. If you’re unsure, check their credentials at Florida License Search.

⚠️ Your Safety Matters: If you ever feel unsafe with someone claiming to be a licensed adjuster, don’t hesitate to call the police.

During final approach and impact –

- Do not wait, call the claim in ASAP. The sooner you call the sooner you will be assigned an adjuster. You can always withdrawal the claim if you find no damage later, at no penalty.

Post Impact and recovery –

This is THE MOST IMPORTANT TIME of your claim, the first inspection will determine everything. The evidence the adjuster records will solidify your claim, and the first check is the most important. Many carriers are using contractors as inspectors, this is illegal !!!

State Statute 627.70131 (b) –
If such investigation involves a physical inspection of the property, the licensed adjuster assigned by the insurer must provide the policyholder with a printed or electronic document containing his or her name and state adjuster license number. An insurer must conduct any such physical inspection within 30 days after its receipt of the proof-of-loss statements.

When it comes time for your inspection and the carrier sends the adjuster to your house. Make sure they are a licensed adjuster. It is the law, and you have the right to know the name of the inspector, but state law requires the carrier provide you with a licensed adjuster for a physical insurance inspection. If the person sent by the carrier does NOT have a license send them off your property. The act of preforming without a license is fraud. Licensed adjusters are vetted and BCI checks are performed. Licensed adjusters are required to take continuing education and ethics classes. The state web site, https://licenseesearch.fldfs.com/ is here for your protection.

If at any time you feel unsafe with the person pretending to be a licensed adjuster call the police. One reason the law was installed was to protect the public.

- Take pictures of exterior of home, the elevations and roof (from the ground). You are trying to capture the condition and materials.

- Take pictures of the interior of the home, each room overall and ceilings. Overall and overview from each corner is recommended. Also capture ceilings, here you are trying to show that there are no water stains.

- Lastly with pictures try to capture serial numbers of items, if there is a make or model number, record it, you don’t want to be “awarded” a lower value item by the carrier.

​Now we recommend you take video walking around your home, open the drawers, the closets, and make sure you record the garage. Here you are capturing the contents. It’s very difficult to remember everything you had when filling out a loss report. The other reason for this is, should a flood effect your home and the contents of building wash out into lawn, the items will not be covered under the flood policies. Only items inside building foundation are covered.
