March recap…
We came in at $885k in new listings, $2.16M under contract, and $1.43M closed 📊 but honestly that’s not even the part I care about
The real wins were the people… had 3 first time buyers come in thinking they had to stay around $275k–$300k just to make the payment work. We got strategic, leaned on the builders, negotiated heavy, and all 3 ended up in mid to high $300s homes with the SAME payment 🏡💰 that’s the difference between just buying a house and actually knowing how to structure a deal
Had a VA buyer looking for a real multigenerational setup which isn’t easy to find… found the one, got the builder to cover double their closing cost incentives, and even pushed the rate down another .5% 🇺🇸🔥 that’s real money saved long term
On the seller side we got 2 closed… one had been sitting on the market before with no movement, we came in with a real plan and had it under contract in 6 days ⚡️ the other needed over $12k in repairs and my guys handled everything and got paid at closing so the seller didn’t have to come out of pocket 🛠️
Also helped 2 investors… one just locked in a solid flip 📈 and the other had a property sitting vandalized with another agent, we stepped in, cleaned it up, repositioned it, and got it under contract
And we brought a custom home to market that’s honestly different different for Palm Bay 😮🔥 excited to show that one off the right way
