This one made my week 💛

"Nichole grew up in the Space Coast area and is very knowledgeable about the different communities and neighborhoods, especially those that do and do not allow short-term rentals."

Knowing this area inside and out is kind of my thing, and I love when it helps someone land in exactly the right spot. Thank you for trusting me!

Listing this fall? These four things make the biggest difference before photos:

✨ Declutter and deep clean every room
🛠️ Knock out small fixes: paint touch-ups, fresh caulk, burnt-out bulbs
🌴 Boost curb appeal: fresh mulch, trimmed palms and a pressure-washed driveway
📊 Price it from real recent sales near you, not from online estimates

Buyers decide in the first few photos. Let's make them count.

New weekly series! Born Here Picks is where I share the spots a lifelong local actually goes to.

This week: the riverfront in Historic Cocoa Village. Grab a coffee or an ice cream in the Village, walk down to the water and take in the river. The Village shops and restaurants are right there when you're done.

Buying a home doesn't have to feel like a mystery. Here's how it works here, simplified:

1️⃣ Get pre-approved so you know your number
2️⃣ Pick your must-haves and the areas you love
3️⃣ Tour homes and write an offer when one feels right
4️⃣ Inspection period: inspections, your real insurance quote and the appraisal all happen here
5️⃣ Closing day and keys 🔑

Florida tip: get a general insurance estimate while you're shopping so there are no surprises. Your actual quote happens once you're under contract, during the inspection period.

Send me a message and tell me which step you're on.

Hi friends 👋 If we haven't met yet, I'm Nichole, a REALTOR with Blue Marlin Real Estate on the Living in Florida's Space Coast team.

I'm a lifelong Space Coast local. So when I help someone buy or sell here, I'm not guessing about the area. I've lived it my whole life.

This month you'll see a lot more of my Space Coast on here: the local spots I love, weekend plans, real estate tips that make sense, and a few closings I'm really proud of 🏡

Tell me: are you a lifelong local too, or new to the coast?

Send me a message and say hi. I read every one 💛

October is here and the Space Coast is officially in fall mode 🎃 (we're ignoring that it's still 85 degrees.)

Here's where I'd go this weekend:

🦒 Boo at the Zoo kicks off Saturday at Brevard Zoo, 10am to 3pm, included with admission
🌽 Platt's Patch Fall Festival opens for the season in Melbourne, Saturday and Sunday 10am to 4pm
🌿 Rockledge Gardens Fall Market, Sunday 11am to 4pm, free

Which one is first on your list?

Thinking about living close to all of this? Send me a message.

Before you fall in love with a house, ask these three 👇

🌊 What flood zone is it in? It affects your insurance and whether flood coverage is required.
🏡 Is there an HOA? Know the fee, what it covers and the rules on boats, RVs, fences and rentals.
🚗 What's the drive like? Bridges and causeways change everything here, so test your commute at the time you'd really drive it.
