Just Butt dialed a client that I sold her beach house a few months back...my radio was blasting...with crazy music...got her answering machine...I was embarrassed...she called back and I told her it was an accident. She proceeded to thank me and told me that I had changed her life (in a good way), and thanked me for all my help...really made me feel good...hope she doesn't listen to her answering machine.

What a great week...we sold 3 waterfront properties. ..way to go Buck...Jill...and Lara sold a super deal high end bank foreclosure. ..i was totally impressed by the help and effort they put in on these tough transactions. ..p.s. i sold one 2...still looking for a nice riverfront lot for one of our buyers

Waiting for the government to approve Tax Forgiveness on Short Sales for 2015 and 2016. The easiest way not to be liable for tax on that forgiveness. For other ways to avoid Tax on Short Sales (which can be very expensive) give me a call for a private confidential sit down session. I posted a while back about getting the highest price in a neighborhood... again...the concern was that we couldn't get an appraisal that high...as none of the homes that had previously sold came close to our price. So what we did, was went out of the neighborhood to the surrounding area's and looked for newer homes that may be in older area's, and also went to the Viera area and found homes... similar sizes that were much higher. Met with the appraiser, they said they would have trouble getting comps. We gave them our comps, explained the great activity the house had...(like to think it was our marketing)...and guess what...Full Price appraisal. Going the extra step...makes all the difference in the world...especially to the sellers.
