You often see the wins I post and the happy success stories for my clients, but I rarely share everything happening behind the scenes to make what sometimes seems impossible, possible.
Buckle up, this is going to be a long one.
๐ฃ๐ฟ๐ผ๐ฏ๐น๐ฒ๐บ ๐ฐ๐ต๐ถ๐น๐ฑ #๐ญ: A seller came to me needing to make a change after the cost of owning her home had become much more than she originally anticipated. Between recent home improvements, liens, and some significant repairs the property still needed, we had some challenges to work through and a number we really needed to hit.
She trusted my guidance on pricing, preparation, and where it made sense to put money into the home versus where it didn't. With the help of some amazing contractors in my network, we worked through each issue as it came up, received a ๐ณ๐๐น๐น-๐ฝ๐ฟ๐ถ๐ฐ๐ฒ ๐ผ๐ณ๐ณ๐ฒ๐ฟ, and were able to get her out of the home and into a much better financial position.
๐ฃ๐ฟ๐ผ๐ฏ๐น๐ฒ๐บ ๐ฐ๐ต๐ถ๐น๐ฑ #๐ฎ: Another property had a large reverse mortgage balance and needed quite a bit of work to bring it up to current market standards. We initially listed at the number we needed, but my sellers trusted me when I recommended adjusting the price based on what the market was telling us.
We got it sold, satisfied the reverse mortgage, and were able to take a huge financial and emotional weight off the family's shoulders.
๐ฃ๐ฟ๐ผ๐ฏ๐น๐ฒ๐บ ๐ฐ๐ต๐ถ๐น๐ฑ #๐ฏ: My buyers were relocating from Texas and found what they thought was the perfect house. We got it under contract, only for the appraisal to come in ๐ฆ๐ฏ๐ฑ,๐ฌ๐ฌ๐ฌ ๐น๐ผ๐. The seller was an investment company and wouldn't budge. It was heartbreaking at the time, but we walked away rather than having my buyers overpay for a home that didn't support the price.
Fast-forward a week, a LOT of showings, and heightened emotionsโฆ and we found an even better home. This one came with ๐ฆ๐ฎ๐ฌ,๐ฌ๐ฌ๐ฌ ๐ถ๐ป ๐ฝ๐ผ๐๐ถ๐๐ถ๐๐ฒ ๐ฒ๐พ๐๐ถ๐๐, ๐ฎ๐น๐บ๐ผ๐๐ ๐ฆ๐ญ๐ฒ,๐ฌ๐ฌ๐ฌ ๐ถ๐ป ๐๐ฒ๐น๐น๐ฒ๐ฟ ๐ฐ๐ผ๐ป๐ฐ๐ฒ๐๐๐ถ๐ผ๐ป๐, ๐๐ก๐ ๐ฎ ๐ฏ๐ฟ๐ฎ๐ป๐ฑ-๐ป๐ฒ๐ ๐ฟ๐ผ๐ผ๐ณ. ๐ What felt like a disaster a week earlier ended up being one of the biggest blessings of their home buying journey.
I truly believe God works in mysterious ways, and sometimes things fall apart because something better is coming together.
These three situations are exactly why Iโm so thankful my clients trust my guidance, whether that means a price reduction, pre-inspection, walking away from a property, negotiating repairs, or calling one of the amazing contractors in my network when something goes wrong.
Real estate isnโt always pretty pictures, sold signs, and handing over keys. Sometimes itโs cast iron plumbing, liens, low appraisals, reverse mortgages, repairs, and figuring out how to solve problems when things donโt go according to plan.

So before you get yourself into a questionable contractor agreement, solar contract, reverse mortgage, or even purchase a home, make sure you have knowledgeable people in your corner. And before choosing an agent, make sure they understand more than just how to write an offer or put a sign in the yard. Your agent should understand the big-ticket items that can make or break a transaction, know what questions to ask, recognize potential problems, and have a strong network of professionals to call when something goes wrong.
