Market Update 📊 🏡

We are seeing some encouraging signs that market is beginning to stabilize in Phoenix Metro.

Listing Success Rate is still hovering in the 70% range.

Listing success rates are no longer dropping like a ton of bricks.

The market’s flood of new inventory has slowed dramatically and demand has risen some.

We are actually seeing a higher price per square foot in sales over the past 30 days - $287.01 to $288.96. With Listing Price per square foot still dropping, it’s likely this is a temporary gain, but these are positive signs that we are stabilizing

Per the Cromford Report, some cities that are currently balanced (Peoria, Avondale, Glendale, Mesa, Goodyear and Phoenix), may move back to a seller’s market in the next month if inventory continues to slow and demand continues to strengthen.

Market Update 📊

Listings coming on the market have continued to slow from their recent highs just a couple weeks ago.

Active listings in Phoenix metro is now up to 21,652 with 3.1 months of supply.

We are seeing a rise in pending listings and listings under contract but a drop in Average Median Price and Listing Success Rate.

Now that interest rates have stabilized some, we are seeing more demand and a lot of buyers getting high seller concessions.

In Phoenix Metro – we have 6 cities in a Buyer’s market (Surprise, Tempe, Gilbert, Maricopa, Queen Green and Buckeye), 6 cities in a balanced market (Avondale, Phoenix, Mesa, Glendale, Peoria and Chandler). And 5 cities still in a Seller’s market. (Goodyear, Cave Creek, Scottsdale, Paradise Valley and Fountain Hills).
