This chart (updated December 4, 2025) shows Notices of Trustee Sale in Maricopa County — basically the earliest signs of foreclosure.

Back in 2008, we were seeing 7,000–10,000+ a month.
Today? We’re at a tiny fraction of that.
No spike. No crash. No crisis.

💥💥 Weekly Market Update 💥💥

Here’s what’s happening in the PHX market this week 👇

Demand is ticking up, supply is slipping, and things are leaning a bit more in favor of sellers again. We’re seeing more cities shift upward for sellers than buyers.

Across the larger markets:
✔️ 7 are solid seller’s markets
✔️ 4 are balanced
✔️ 7 still lean toward buyers

Fountain Hills and Chandler are still the strongest for sellers, and Queen Creek + Tempe both jumped more than 10% this week. On the flip side, Paradise Valley cooled the most (down 17%), and Scottsdale is softening a bit as the luxury market evens out.

In the smaller cities, things tend to move faster — only 3 favor sellers right now, while 9 lean toward buyers. Apache Junction, Laveen, and Sun City are heating up, but Tolleson, Sun Lakes, Sun City West, and El Mirage are giving buyers more room.

Bottom line:
Sellers finally have some momentum again, buyers still have opportunities depending on the area, and this trend will likely carry us through the end of the year.
