Let’s talk about the sweetest couple I have ever met🥹

Tricia Bixby & Alan Bixby were sent to me by my lender Will Pomerich - Mortgage Broker - NMLS #1947065 in October and I’m so glad they were🤍 Alan was retiring in 2024 and they were looking for a change and decided Arizona would be perfect for them.

I was able to time everything perfectly so that they sold their home in Chicago and were able to drive here and grab the keys for the brand new home on their way into town. When we finally met in person we were so busy chatting I forgot to get a picture with them.

We have communicated almost everyday since October via text to talk about their move and find them the right home. I am going to miss checking in with them everyday.

“Interest rates are too high now, I am not going to buy. I am waiting until interest rates go back down.”

This is what I have been hearing over and over again when talking to people about anything real estate.

Truth of the matter is: Have rates gone up recently? Yes.

What did everybody do when interest rates went down during COVID…everybody and their mother refinanced their homes to get a lower rate! You need to marry the property (LOVE IT) and you date the rate (you can break up with it later when you can get a better one 😉)

Hiiiii 👋🏼 I have never introduced myself on here and I have quite a few new followers. I am 24 years old and I was raised here in AZ, I have lived in the Mesa/Gilbert area my whole life and I know the area almost too well. I love anything that has to do with water! I taught swim lessons for 7 years and recently I just went diving with great white sharks🤿🦈 (10/10 recommend everybody does this)! I also have a background in customer service, I will go up to BAT for my clients and I won’t quit until we get the job done!
 
I recently just moved my real estate license over HomeSmart and joined a smaller local team, and it has been a game changer for me and my business! I am so glad to be on a team and to work alongside these incredible ladies who motivate me to do better and be better everyday 🫶🏼

Time for another market update! Here is the market update for Mesa, Az in the month of March.

Homes are being sold even faster than they were before and home prices are still on the rise 💰 (swipe to see January’s market update for a comparison).

Home prices are up 32.9% year-over-year. Homes are being sold approximately around asking price or slightly above. What questions do you have about this hot market?!

How do you determine just how much you should list your home for? There are SO many things that to consider when trying to find the right listing price for your home.

You do not want to price your home too high, this will run the risk of many buyers not seeing the listing because it will be priced out of budge. On the other hand do not want to price your home too low and end up loosing a lot of money. Here is a step by step process to get you started on finding a good listing price for your home.

1. Work with a real estate agent in order to get comps (this is houses that have recently sold in your area) this will give you an idea of what homes are selling for around you.
2. Add in any upgrades that you have made to the home, you most likely will not get back the full price of the upgrade that you made, but it does play a role in the listing price.
3. Don’t let your emotions get the best of you. You will want to look at the data and the facts and not the blood sweat and tears that you put into the property (the buyers do not care about that).

It is that time of the month again! Here is your Mesa, AZ Market update:

It is no surprise that we are still in a sellers market. There are few homes on the market but there are more homes for sell than there were in December of 2021 (this is good news!). Homes are continuing to sell in the mid $400,000 range, this is trending up 31.2% year-over-year.

As with any product, the housing market follows the law of supply and demand. When demand is high and supply is low prices increase in response to this.

Are you a big risk taker?

I am not. I am always overthinking everything and if you know me I LOVE to have a plan for literally everything. I was so scared to make a career change and go into real estate and it took a lot of (over) thinking to convince me to do it. After thinking about it for months I finally made the leap to sign up for school. I am so happy that I took the risk. I have met so many amazing people and great leaders along the way.
