Purchase price was too high to include required upgrades
After‑Improved Value wouldn’t support the cost to rebuild major defects
Failed Minimum Property Standards (MPS) inspection
No functional foundation under the added bedrooms and bathrooms
Spongy, unstable flooring from building directly on soil
No public utilities — needed a full water source and septic system
Substandard plumbing and electrical throughout
Only heat source was an old, deteriorated fireplace that would cost more to rebuild to code than installing a full HVAC system
The front room was the original structure. The rest — 3 bedrooms and 2 baths — was added without a foundation, making safe reconstruction and financing impossible.
