If you’re buying, this is a good time to ask. Whether you have your eye on an existing house or a newly built home, there’s a chance the seller or builder will meet you partway on price, terms, or both. Make sure to call your agent when first touring newly built homes to ensure you can have someone negotiating for YOUR besst interest. 😁

Negotiations are back. More buyers are asking for better deals, and more sellers are giving them. Builders are throwing in extras, too.

UPDATE: It appears Target is no longer coming to the southeast corner of Higley and Ocotillo roads.

The original plans featured a 128,660-square-foot Target, but newly released leasing materials for the development—now called Higley Station—no longer mention Target.

Instead, the project is seeking a specialty grocery store and a leading fitness operator as its anchor tenants. Current plans also include approximately 12,000 square feet of shops, restaurants and services, along with three drive-thru pads.

Target has not publicly explained the change, but this is a significant shift after the Gilbert Town Council narrowly approved the original rezoning earlier this year.

The development still appears to be moving forward—just with a much different lineup.
