“The inspector found 37 things! We’re doomed!” 😳

Not quite, Nova. 😂

A home inspection is NOT a pass/fail test, and an inspection report isn’t necessarily a list of everything the seller needs to fix.

Especially with an existing home, inspectors are going to find things. That’s their job.

The important part is understanding what matters, what doesn’t, what may need further evaluation, and what’s worth negotiating.

After 22+ years in real estate, I’ve seen buyers get more worked up over a $20 repair than a $20,000 issue simply because nobody helped them put the inspection into perspective.

The goal isn’t to make an existing home brand new.

Inspect it. Understand it. Prioritize it. Negotiate it.

“We’re under contract!” 🎉

Absolutely worth celebrating… but Chester would like everyone to calm down. 😂🐾

Under contract does NOT mean sold.

There can still be inspections, financing, appraisal, title issues, contingencies, final walkthroughs and about 47 opportunities for someone to call their Realtor and say, “Wait…what does this mean?” 🤣

After 22+ years in real estate, one thing hasn’t changed: getting an offer accepted is a big milestone, but closing is the finish line.

That’s why we stay involved, watch the deadlines, read the details and keep working the transaction all the way to the keys. 🔑

Contracts create obligations.
Contingencies create conditions.
Closing makes it final.

Nova is ready to celebrate.
Chester read the contract.
Oliver is concerned.
Junie B has apparently seen this movie before. 😂

Apparently it’s also National Dog Day, so I let Nova, Chester, Oliver & Junie B handle this week’s real estate lesson. 😂

Their advice?

“We’re pre-qualified!”
Great start… but pre-qualified and pre-approved are NOT the same thing.

One of the worst times to discover a financing problem is after you’ve already fallen in love with the house. 😬

A good agent isn’t trying to make you jump through hoops before showing you homes. We’re trying to find the hoops before they trip you up.

After 22+ years in real estate, I’ve learned:

Prepare early. Shop smart. Close smooth.

And on National Dog Day, maybe one more rule…

Read the contract. Get pre-approved. Pet the dogs. 😂🐶

Nope.

Those five words can cause a surprising amount of trouble in a real estate transaction.

Appliances. Furniture. Repairs. Closing costs. Contingencies. Even something a buyer and seller talked about doesn’t necessarily become part of the deal.

If it matters, get it in writing—and make sure the contract actually says what you think it says.

After 22 years in real estate, I can tell you: some of the biggest problems start with the smallest assumptions.

Read it. Understand it. Negotiate it.

After more than 22 years in real estate, I’ve learned something that surprises many buyers and sellers…

One of the most misunderstood phrases in a real estate contract is “As Is.”

Many people believe it means:

“You can’t ask the seller for anything.”

That’s not true.

“As Is” simply means the seller isn’t obligated to make repairs. It doesn’t prevent you from:
✔️ Conducting inspections
✔️ Discovering defects
✔️ Requesting repairs or credits
✔️ Negotiating better terms

The seller can always say yes, no, or counter.

That’s why understanding every word in a contract matters.

A few words can completely change expectations—and sometimes the outcome of a transaction.

If you’re buying or selling, make sure you have someone who reads the contract as carefully as you do your inspection report.
