The latest numbers are in, and despite higher interest rates, the Arizona housing market continues to show resilience.

📊 Maricopa County – May 2026 vs. May 2025
✅ 7,546 homes sold (+305 year-over-year)
✅ Average sales price increased to $616,971 (+$8,582)
✅ Sales pace increased to 243 homes per day
✅ Inventory remains healthy with 24,876 active listings

While homes are taking slightly longer to sell than they were a year ago, buyers have more choices, and sellers are still benefiting from strong home values.

For nearly 20 years, I've had the privilege of helping clients buy and sell homes.

Today, I'm excited to announce the next chapter.

I am now a licensed Mortgage Loan Officer with Zoom Home Lending.

Over the years, I've guided hundreds of clients through one of the biggest financial decisions of their lives. Becoming licensed on the lending side allows me to serve clients in an even greater capacity—not just with the home itself, but with the financing behind it.

I'll continue serving clients as a Realtor while also helping homebuyers, homeowners, and veterans explore their mortgage options, whether they're purchasing, refinancing, or simply looking for guidance.

Market Update: Rates Dip, Uncertainty Holds

After five weeks of rising rates, mortgage rates have dipped slightly, but don’t expect relief to last. The U.S.-Iran ceasefire prompted a modest decrease—Freddie Mac reports the 30-year fixed at 6.37% last week, down from 6.46% the week before. However, stubborn inflation and instability mean a continued decline is “unlikely.” The March CPI is projected at 3.3%, notably higher than February’s 2.4%. As Bright MLS chief economist Lisa Sturtevant notes, “With energy and shipping costs keeping inflation figures ‘sticky,’ a sustained drop in rates appears unlikely for the foreseeable future.”

This uncertain landscape has cooled housing market activity. The Mortgage Bankers Association saw purchase applications drop 7% year-over-year for the week ending April 3, the first annual decline since early 2025. At the same time, Redfin’s new listings are down 2.6% from last year, and overall inventory growth is slowing—suggesting potential shortages if more sellers stay put through volatility.

Still, consumer curiosity remains high. Zillow reports listing page views up 32% compared to last year, showing buyers are watching for opportunities—even if they aren’t ready to jump yet. Applications for adjustable-rate and FHA loans are also up, signaling buyers are searching for affordability where they can.

February 2026 Sets New Record for Home Price Cuts

A record-breaking 34.2% of U.S. home sellers in February 2026 dropped their listing price—up from 31.5% in February 2025 and the highest mark for any February since at least 2012 (Redfin). Sellers who made price cuts lowered their price by an average of $40,915, or 7.3%. When averaged across ALL sellers (not just those who reduced), the price cut was $13,463, or 2.4%—again, the highest percent reduction on record for that month.

What’s Driving the Shift?
This surge in price adjustments is largely the result of a strong buyer’s market: more inventory, fewer committed buyers, and continued high mortgage rates are giving buyers more choices and leverage.

The market is now expecting little to no Fed rate cuts this year—and there is even a growing chance rates could move higher instead of lower.

That means the buyers who have been “waiting for lower rates” may end up facing:
• Higher monthly payments
• More competition later
• Higher home prices if inventory stays tight

If you have been thinking about buying, selling, or refinancing, it may make more sense to make your move based on your personal situation—not on hopes of lower rates.

You can always refinance later. You cannot go back and buy today’s home at today’s price if both prices and rates rise.

For the second month in a row, nearly 40% of builders lowered prices, and 67% are offering incentives — things like closing cost help, rate buydowns, or upgrades.
That kind of leverage hasn’t been this common since early 2020.

💸 January = Better Affordability

Historically, January has the lowest price-per-square-foot of the year.
Less competition means fewer bidding wars and more room to negotiate — real savings, not just “theoretical” ones.

🤝 Buyers Have More Negotiating Power

With fewer people shopping, sellers who are on the market now are serious.
That opens the door to:

✔️ Closing cost credits
✔️ Repairs or warranties
