If you own property in Arizona, here are three free things I’d do:

1. See what information about your property is already public.
Home Fraud Defense has a free Property Visibility Report — no account required.

2. Register every Arizona property you own with ERAS.
Home, rental, second home, vacant land — all of them.

3. Register for your county recorder’s property alerts too.
ERAS can catch a pending sale. County alerts can tell you when a document has actually been recorded.

Deed fraud is real, but you don’t necessarily need to pay for one of those monthly “title lock” services to start protecting yourself.

Ever hear those radio commercials about someone stealing your house through deed fraud and think, “Seriously?”

I did.

Then I sat through a real estate class last week talking about the uptick in deed fraud cases we’re seeing here in Arizona.

AI is making it easier. Scammers can research property owners, create convincing emails and fake IDs, impersonate sellers and sometimes get surprisingly far into a legitimate real estate transaction before anyone realizes something is wrong.

In 2025, $275.1 million was lost to real estate fraud across 12,368 complaints nationally. And nearly 1 in 4 homebuyers received a fraudulent or suspicious message about their closing.

The good news: Arizona now has a FREE Early Real Estate Sales Alert System (ERAS) that can alert you when a sale involving your property is opened in escrow — before the deed is recorded.

One number explains a lot about why housing still feels expensive.

Since 2000:
Phoenix home prices per square foot: +203%
Median family income: +112%

That doesn’t mean homes are 91% ‘overpriced.’ It means housing costs have outrun household earning power for a long time.

Rates may be closer to normal than they feel. Phoenix prices may be closer to their long-term trend than they feel. Income is the part that still has catching up to do.

That’s the affordability story I’m watching now.

Mortgage rates are back above 7% — but that may not be the part of today’s housing market that’s most out of whack.

I went back through 25+ years of Greater Phoenix housing data and compared three things: mortgage rates, home prices and household income.

The surprising part? Rates are closer to historical norms than they feel. Phoenix home prices are also much closer to their long-term trend than I expected.

Household income is the pinch point.

That changes the conversation for first-time buyers, move-up buyers and anyone waiting for the market to “get back to normal.”
