Across Greater Phoenix, consider what your location means for fuel, commute time, freeway access, errands, and the places you visit every week. Those recurring costs can add another layer to the home-price comparison.

More breathing room for buyers, but the latest numbers show the market is still moving.

August ARMLS data reported 4.27 months of supply, up 13.2% from July, while 23,409 listings remained active. The median sold price landed at $445,000, down from $450,000 in July but still slightly above the $440,000 median from a year earlier.

Homes also took a little longer to sell, with the median reaching 64 days on market. At the same time, buyer activity did not disappear. 6,869 listings were under contract, up 3.6% from July, even as closed sales declined to 5,486.

The takeaway? More supply and longer selling timelines can create different opportunities for buyers and sellers, but the numbers can look very different depending on the area and property you're dealing with.
