If you are looking to bring down the cost of moving it's a great idea to minimize and declutter🧹

Over time we tend to collect "stuff'. You know what I'm talking about. That random junk drawer. The weird sculpture you picked up from a thrift store practically for free. Even small things like a broken earring that you swear you will fix one day.

These items don't only take up space in our home but in our minds too! It's time to say bye-bye 👋

Start by breaking up the work into rooms then break it down even further into sections of the room.

Example: Start with the closet👔

First, clear out all the clothes you don't use that are hanging. Then clear out the clothes in the drawers.

Next, anything that is on a shelf followed by shoes or anything on the floor.

If you haven't used it in a year, if it is broken or ripped, if it no longer brings you joy, if you're only holding on to it because it was a gift - Get rid of it!

Anything of good quality can be donated and the rest goes to the dump.

Feel bad throwing it away?😭 It's better to send it where it belongs than to collect trash in your home!

A couple of weeks of tough love and you will be so grateful you did this. Your mind will be more clear. You will have fewer boxes to move. Moving won't seem so daunting now that you've decluttered and made sure everything you're keeping is worth it🙌

When it comes to real estate trying to time the market is risky. There's a lot that can happen while you wait for the perfect time.

You could be facing higher listing prices, increased Interest rates, higher rental fees, and even lower inventory 😱😱 Just like what has happened over the last 12+ months!

At the end of the day you need to do what works for YOU and YOUR finances but don't let perfect timing be the one thing that stops you from moving forward.

It can be easy and inexpensive to increase the value of your home with curb appeal. Here's how:

🚪Painting your front door can add some brightness and revive the look of your entry. Pick a bold color that stands out, but make sure it coordinates with the rest of the colors on your house.

🧽Give your home’s exterior surface a good polish to make it look fresh and well cared for. Rent a pressure washer and clean the driveway, walkways, fences, gutters, siding and whatever else looks grungy — you can even wash your patio furniture.

📫If you have a mailbox at the street, consider replacing it if it looks old and shabby. The price of a new mailbox starts at around $30, and a post and concrete won't be much more. When you install your mailbox, make sure you are following the regulations that are set forth by the United States Post Office.

💡Update the lighting. Consider both the style of your home and the function of the lights. You want them to be able to adequately illuminate your entryway and make it safer. Look for fixtures that have the same mounting system as the current ones that you have to save time and money.

🪴 Fill the stoop with greenery Even if you don’t have a big front porch you can still make your entryway impressive with planters full of seasonal color and some cute outdoor decor. Plastic planters will keep the cost down, and if you use evergreens and perennials, you won’t spend so much at the change of each season.

I have had a lot of people asking me lately about whether it’s worth it to try and market their home as “for sale by owner.” Look, I get the market is hot and you think you might save a few thousand dollars by doing it yourself, but there are a lot of reasons why that’s a BAD idea.

Most FSBO properties end up going back off-market, selling below the area average or ultimately being listed with an agent.

Plus, the market is starting to shift. Homes are staying on market longer and getting price reductions. Now is the time to have an expert on your side!
