Unpopular opinion: new builds should be inspected twice (during and after construction).

Do you need an inspection on a newly built home? The quick version: yes, and I recommend TWO inspections. I get it - “It’s a brand new house - what could be defective?” You trust the builder to craft a safe home that has already been inspected by the city.

What should you be looking at the first time you check out a home?

1) Are there any holes in the drywall? That could lead to mold growth, critters, or poor insulation.

2) Is there water damage anywhere on ceilings or walls? That could also lead to mold growth and structural issues down the line.

3) Do any windows need work done on them? This could also lead to water getting into cracks and causing mold issues later on down the line.
