There’s more than one way to price a home. The right strategy depends on the home, the market, and your goal. 🏡

Here are 4 pricing strategies sellers should understand:

1️⃣ Price at market value
This is the most straightforward approach. We look at comparable sales, current competition, location, condition, upgrades, and buyer demand to determine where the home should realistically compete.

2️⃣ Price slightly below market value
Sometimes the goal is to create urgency and attract more buyers. A strategically lower price can bring in more showings and potentially create multiple-offer competition.

3️⃣ Price above market value
You can test a higher price, but there’s a risk. If buyers don’t see the value, your home can sit longer. And once a listing starts accumulating days on market, buyers may start wondering why it hasn’t sold.

4️⃣ Price for the search bracket
This one is often overlooked. A home priced at $499,000 can show up in searches capped at $500,000. Price it at $505,000 and you may miss those buyers entirely. Sometimes the difference of a few thousand dollars can mean reaching a completely different group of buyers.

The biggest mistake? Pricing based on what you want your home to be worth instead of what the market is telling you it’s worth.
