A native of Lake Forest, Illinois, Elizabeth first fell in love with the city of New Orleans as an undergraduate student at Tulane University, where she earned degrees in Art History and Spanish. Her six-plus years in the industry includes working in both the Chicago and New Orleans markets. She returned to New Orleans in 2017 with a Valuation & Advisory role at CBRE.

Elizabeth is a passionate advocate for local history, architecture, and neighborhood synergy. Her expertise in commercial real estate, in addition to client representation, spans appraisal and valuations, lease administration, lease abstraction, and market research. Buyers, sellers, tenants, and landlords, both local and national, have engaged her for guidance on myriad endeavors, particularly within hospitality, retail, special purpose, and multifamily investment opportunities.

There has been a lot of momentum happening on Airline Drive on the stretch between Causeway Boulevard and Cleary Avenue. Our in house Airline Drive expert, Cameron Lombardo was featured in both the Times Picayune Meto Section and on FOX 8 news to give his thoughts on the recent developments. Cameron was quoted that the new businesses coming to this stretch of Airline has had "a domino effect" on the area and expects a fresh, new energy to Airline Drive.

There have been many reports of the struggle in the office market across the country and how the industrial market is booming, but, how is it in New Orleans? Well, the statistics we pulled from the databases show New Orleans mirroring this national trend. The one thing overarching the downs of the office market with the ups of the industrial market is that New Orleans is not as volatile an economy and we tend to have more stability in our market. When other parts of the country boom we go up slightly and when they crash we tend to go down slightly.

Our office has the latest stats from LACDB and here’s our synopsis of this data:

Over the 2 year average, our current office market is seeing more vacancy in the office market with more available listings coming on the market for both sale and lease. Rates to lease are actually slightly higher, offsetting what should be lower rates in a higher vacancy market. A reason for this trend is higher expenses being passed through to tenants by way of higher rents. The good news is the high-rise Metairie and New Orleans office towers have remained steady with their occupancy and have not seen the major vacancy factors of larger markets.

Industrial continues to be strong with record low vacancy rates and high rental rates, but there are some signs of slight softening in the leasing market. There’s a record high demand for purchasing industrial properties, with record lows in available, for-sale listings. Sale prices remain high, but signs are showing prices have peaked to possibly going down.
