Homebuyers are seeing lower median list prices than a year ago, according to the Realtor.com Weekly Housing Trends Report, as the market shows early signs of a modest macroeconomic shift. Mortgage rates remain near 6%, recently hitting their lowest level since 2022, while cooling inflation and a stable labor market have yet to meaningfully reaccelerate demand, economists say.

The national median list price fell 0.3% year over year to $399,950 in December 2025, with price per square foot down 1.8%, signaling gradual adjustments rather than broad discounting. Active inventory rose 9.5% and new listings increased 4.2%, giving buyers more options, while homes spent six more days on the market than a year earlier, suggesting a slower-than-seasonal pace.
