House hunting looks easy on TV. In real life? There are a few things most buyers don’t know going in.
Here’s what I tell every client before we start 👇
🔍 WHAT MOST PEOPLE DON’T KNOW:
01 – The homes on Zillow are not always available
By the time you see it, fall in love with it, and send it to me… it may already have offers. That’s why having a local agent who’s watching the market daily matters.
02 – Your “must-have” list will change after 3 showings
That’s completely normal. The best buyers stay flexible on cosmetic things and firm on what really matters… location, layout, lot size, flood zone, and functionality.
03 – The offer process is a strategy, not just a number
Price matters. But so do your terms, inspection periods, closing timeline, and how the offer is presented. The highest offer doesn’t always win.
04 – Emotional decisions in a competitive market are expensive
If you fall in love with every house you walk into, you’ll either overpay or keep getting disappointed. Learn to evaluate the home, not just admire the decor.
05 – The right agent changes everything
Not just for finding the home… but for negotiating, navigating inspections, insurance questions, and getting you to the closing table with as little stress as possible.
