For nearly a century, the Loews State Palace Theater has sat at one of New Orleans' most important intersections.

Last month, our broker Daniel Marse opened the front doors and we went in. The stage is intact. The fly system is intact. The Tiffany chandeliers are still hanging. The projection booth still has a reel of film in it.

60,000 square feet. Canal and Rampart. $4.95 million.

For nearly a century, the Loews State Palace Theater has been part of New Orleans' story.

It opened Easter Sunday, 1926, billed as the largest playhouse south of Philadelphia and west of Chicago. Buster Keaton was at the grand opening. Louis Armstrong played here. Ella Fitzgerald played here. Two generations of New Orleanians crossed this threshold for reasons that were their own.

Today it's 60,000 square feet sitting at one of the city's most important intersections, two blocks from the Roosevelt Hotel, directly across Canal from the Saenger, with rooftop views that explain exactly why this corner matters.

The original Tiffany chandeliers still hang. The stage is intact. The projection booth still has a reel of film in it.

Asking price: $4.95 million. The Saenger's restoration ran north of $50 million.

Daniel Marse listened to the full Macbeth soliloquy on the stage of the Loews State Palace Theater during a property tour.

Not because anyone asked. Because the moment called for it.

That's a small window into how he works. He reads buildings the way most brokers read spreadsheets, looking at history, potential, and the story a space still has to tell.

Dan’s success at NAI Rampart hasn’t come from chasing one big deal. It’s been built by consistently solving problems, one client and one challenge at a time — whether that meant helping a recycling company convert a 30-year lease into ownership, personally project-managing a security company buildout, or navigating a vandalized, hurricane-damaged property in New Orleans East that required a tenant buyout, insurance coordination, and ultimately finding a nonprofit buyer by knocking on doors.

He hand-delivered documents to one buyer who didn't use email.

New Orleans CRE rewards brokers who show up, stay curious, and hold their assumptions loosely. Dan has been doing that for years.
