Builder confidence rises in August
Builder confidence saw a slight uptick in August, rising to 35, though it’s still below the 50 mark that signals strong optimism. Interestingly, the Midwest and Northeast—regions not so different from our own Michigan communities—showed improvement, while the South and West either held steady or slipped. Builders are still feeling the strain from high costs, rising fuel prices, and general economic uncertainty, but custom homes and smaller markets are hanging in there. Despite affordability concerns, July saw U.S. existing-home sales dip by 1.7%, landing at 4.06 million homes sold nationwide. At the same time, the median price rose 2% to $434,100, while mortgage rates hit 6.66%. The Northeast experienced a bump in sales, but the Midwest and South—regions that often mirror trends I see here in Michigan—saw declines. Mortgage payments dipped slightly by 0.9%, though that may not last long. The median days to pending rose to 25, and 27.1% of listings had price reductions—signs that the pace may be shifting. Let’s talk about why the idea of true 'price stability' is, in reality, more of a myth—something I see echoed not only in the national economy, but right here in our local real estate market. In the US, when prices rise for one thing, they often fall for another, because people shift their spending between goods and services rather than everything getting more expensive at once. For example, advances in technology have made our devices more affordable, but at the same time, luxuries like hotel stays, sporting events, and especially college tuition have shot up. This pattern shows why we can’t expect the central bank—or anyone—to deliver perfect price stability. So many individual choices and global factors shape what things cost. If the value of the dollar were steadier, more people could invest instead of worrying about protecting their money from inflation. That could help make many prices more reasonable, but it would likely push the prices of truly scarce items even higher. The key takeaway? Prices are always changing, and these shifts aren’t always a sign of trouble—in fact, they often reflect progress and changing priorities, much like we see in the housing market over time. After more than 35 years of helping buyers and sellers navigate these ups and downs, I know that understanding these trends is just as important as knowing the right neighborhood or the best negotiation strategy.

Homebuyers Find Better Deals in Major U.S. Cities
We're seeing a shift across many major U.S. cities: in 38 out of the 50 largest metro areas, buyers are now purchasing homes for less than the asking price. This trend is driven by higher mortgage rates and an increase in available properties. In places like Florida and Texas, discounts range from 2-5%. On the other hand, markets such as San Francisco, New York, and Boston are still seeing sales above list price, thanks to limited inventory and consistently strong demand. Having guided clients through a wide variety of market conditions in the Oxford, Lapeer, and Lake Orion areas for over 35 years, I know how important it is to stay informed and set realistic expectations, whether you’re buying or selling.
