Usually the seller funds it. On an $800K loan at 7.50%:
Year 1: 5.50% → $4,542/mo (save $1,051/mo)
Year 2: 6.50% → $5,057/mo (save $537/mo)
Year 3+: 7.50% → $5,594/mo — and if rates drop, you can refinance.

This week was different.

This was my first time walking this duplex.

When I walk a property, I’m not just looking at what it is — I’m looking at what it can become.

I’m paying attention to:
• Layout and flow
• Bedroom sizes & code issues
• Mechanical systems
• Attic + basement potential
• How to increase NOI and long-term value

This place had character… but it was dated, funky, and stuck in another era. Most people would’ve walked away. As an investor, that’s where the vision kicks in.

Matias Companies is proud to continue our annual tradition of donating 10 turkeys along with full dinner kits to help local families for the holidays. This has become one of our favorite ways to support the community — and we’re grateful to be able to do it every year.
