𝕊𝕙𝕠𝕦𝕝𝕕 𝕪𝕠𝕦 𝕨𝕒𝕚𝕥 𝕗𝕠𝕣 𝕞𝕠𝕣𝕥𝕘𝕒𝕘𝕖 𝕣𝕒𝕥𝕖𝕤 𝕥𝕠 𝕕𝕣𝕠𝕡 𝕚𝕟𝕥𝕠 𝕥𝕙𝕖 𝟝𝕤?

A lot of buyers right now feel like they “missed it” when rates briefly dipped. And it makes sense. Seeing a 5 in front of your rate feels like a big deal.

But here’s what most people are not looking at…

On a $500,000 loan, the difference between 6.1% and 5.9% is about $64 per month.

Not hundreds. Not a game changer for most households.

Meanwhile, many experts are not expecting rates to stay in the 5s anytime soon. They are predicting more movement in the low 6% range.

So the real question is not “Did I miss the 5s?”

It is “Does the payment work for me today?”

Because if it does, waiting may not actually get you closer to your goals.

And if rates drop later, refinancing is always an option. But you cannot refinance a home you did not buy.

If you have been sitting on the sidelines, it may be time to take another look at the numbers.
