June ended with a 4% increase in home sales YOY, the first increase since January of this year. July, however, is projecting a decline down 3%. YTD sales are showing a 2% decline this year due in large part to continued high mortgage rates. Unsold Inventory remains low historically speaking, limiting buyers' options, however, the number of homes for sale in New Jersey has increased 48% (+5,800 homes) since January 2025 with a current inventory of more than 17,700 homes on the market.
Looking at contract sales by county YTD 2025 v 2024, 4 of NJโs 21 counties are experiencing increases, with Atlantic about the same YOY. Ocean County is projecting the largest increase in sales. Cumberland & Hunterdon are projecting the largest declines.
Sales have declined 2% YTD 2025 compared to the same period last year, mostly driven by declines in the less than $400,000 price tier down by 13%. The greater than $2.5-Mil price tier is seeing the largest increase at 27%.
The current months' supply of homes being offered for sale is at 2.3 months of supply, higher than last July's 1.9 months. YOY Unsold Inventory is showing an 18% increase compared to July 2024, with more than 17,760 homes on the market. Increases in inventory occurred in all 5 price tiers, with the largest increase occurring in the less than $400,000 price range at 22%. The greater than $2.5MM price tier saw the smallest increase of 2%.
Historically speaking, months' supply remains low across the state, however, this metric has been rising as YTD sales are stagnant & inventory is increasing. Morris County has the lowest monthsโ supply at 1.4 months, followed by Somerset & Essex at 1.7. The counties with the largest months of supply (greater than 3.9 months) are Cumberland (4.0) & Atlantic (4.9). - Otteau MarketNews July 2025
