Lesa Magness Hancock, Realtor Helping families find homes since 2006. Cancer warrior, proud mom, and real estate guide in Limestone and Freestone Counties. Sorry, that's not me.

Back at it, with more heart than ever. My names is Lesa Magness Hancock and I'm a native of Limestone County. If you already know me, you're aware that I'm a fierce and tenacious Realtor. I'm eager, energetic and enthusiastic about what I do. This job isn't for everyone, but I love it! I've been selling real estate since 2006 and I work for Realty Plus in Mexia, where I enjoy the pleasure of assi

sting buyers and sellers of all types of real estate. If you're selling a property, I'm NOT the agent to call if you like living life by the seat of your pants and are interested in prospecting for buyers who might be willing to overpay for your property. But I will help you if you're ready to talk about fair market values and the best way to market your home to find the best qualified buyer. I'll share some tips on what to do to make your home stand out above the rest. I'll make certain that ONLY professional quality photos are posted for the world to see. (Yes, we'll clear the kitchen counters and I'll insist that the bathroom toilet lid be down!) And I will never allow anyone into your home that isn't serious about buying a home. If you are interested in buying a home and want to spend days looking at every property listing in the Central Texas, I'm probably not the best agent to help you. But I love houses and looking at homes, so if you'll allow me to help you focus on the criteria that is most important to you, I guarantee that you will enjoy the showings that I'll arrange for you. If one of you likes older homes and the other prefers new and modern, I'll help you resolve the differences. I'm great at solving mysteries and sometimes that is the most important task of a real estate agent. Finding the right home is just the tip of the iceberg, for a buyer's agent. You'll be glad to know that I've helped hundreds of buyers and I know how to maneuver around the emotional pitfalls of the buying process. Click on the "call now" tab and let's talk about what's important to you. Together we'll decide if we can make a great team!

✨ I first got my license back in 2006… and wow, real estate has changed a LOT since then.
Online listings, virtual tours, social media marketing... things I never dreamed of back in the early days.

But here’s the one thing that hasn’t changed in nearly 20 years:
Buyers still look in the closets. 👀

So if you’re thinking of selling, here’s a friendly reminder:
That junk closet? Yep, they’re going to peek in there too. Clear it out, straighten it up, and let your storage shine.

Because trends change, but closets??

They always tell a story. 🏡

I’ve been running all over two counties with several buyers lately...touring houses, crossing them off the list, shaking our heads at this wild market. 🏡😅 Some days it feels like the perfect home is hiding. But today? We found it. And tonight, I got to write up an offer for the first time in a couple of years. ✍️ It feels good to be back in the mix!
Now excuse me while I fall asleep at 7:25 like it’s midnight. 😂😴

🎯 Real Estate Pro Tip: Hang It Where Your Eyes Are Happy

Ever walked into a room and thought something felt off… but couldn’t put your finger on it? I notice it often while looking at online real estate listings.
Sometimes the culprit is wall decor that’s hanging way up near the ceiling instead of where it belongs.

Here’s the golden rule:
📏 Center artwork at about 57" - 60" from the floor. That's roughly average eye level.
💡 This keeps your space feeling comfortable, balanced, and welcoming (and photographs much better for listings).

Why it matters in real estate:
Rooms look more inviting in photos.

Buyers “feel” the space instead of feeling like they’re at a museum craning their necks.

Proper placement creates harmony between furniture, lighting, and art.

So, if you’re staging your home to sell - or just freshening up your walls - bring that artwork down to meet you. Your neck (and potential buyers) will thank you. 😉

🏡 “What do you think about this market?”

That’s the question I keep hearing since I stepped back into my real estate role....and honestly? It’s still wild out here!

I’ve seen out-of-town agents listing properties in our area for way more than they’re worth. List prices not based on local comps or market trends, but just to get a sign in the yard. That’s not helping sellers. It’s setting them up for frustration.

As someone who’s been working in this community since 2006, I can tell you: local knowledge matters.
We know the neighborhoods, the county roads, the lenders who actually answer their phones, and the details that don’t show up on Zillow.

I don’t list homes just to say I’ve got one on the market. I work with buyers and sellers who are ready. Ready to price it right, market it smart, and listen to expert advice.

If you want a sign in the yard, any agent can do that.
But if you want a strategy... someone who will shoot straight and protect your best interest...that’s where I come in.

💬 Let’s talk if you’re serious about buying or selling. No fluff, no pressure... just real talk and local experience.

These photos may not show a closing table or a ‘sold’ sign… but they show the real reason I took a step back...and now, why I’m stepping forward again. Family and home are important to me.... and so is yours. I'd love to meet them! 👪🏡🫶

Back to What I Love.....With a New Perspective!!

The last few years have taken me on a journey I never expected. Between cancer treatments, raising active kids, and caring for my sweet mom, I had to step back from real estate to focus on what mattered most.

But I never stopped loving what I do... helping people buy and sell homes, navigate big life changes, and feel confident in the process. I’m still a licensed REALTOR® and ready to get back to work, little by little.

If you or someone you know is looking for guidance..whether it’s buying, selling, or just has questions...I’m here. No pressure. Just support, experience, and real talk. 🫶
