ππ May Market Update | Gulf County & Mexico Beach ποΈπ‘
May was another strong month for the local market, with MLS sales across Gulf County and Mexico Beach up 20% and total volume up 36% compared to this same time last year. The data below reflects all MLS sales in Gulf County and Mexico Beach for March over each of the past seven years.
Here are a few market trends worth taking a look at:
While inventory remains high, at a roughly 10-month supply, it has come down over 5% from last year, showing even more signs of stabilization, rather than continuing to climb.
Of the 85 sales recorded, that means that 1 in every 11 listings sold, which is yet another reason why sellers need to stay competitive in order to have the best chance at selling.
Days on market is actually starting to drop as well, with the average DOM going down to 104, which is a significant increas from the last two months, where it sat closer to 140.
