A few real estate truths…
1. Buyers need to meet with a lender before walking houses.
Not after you fall in love. Before. Know your number, know your payment, know what you’re actually comfortable with. It saves time, stress, and a whole lot of disappointment.
2. Never skip the final walkthrough.
This is not just a formality. It’s your last opportunity to make sure the home is in the same condition as when you went under contract. Things can change, always check.
3. Do not look at houses you cannot afford.
I know it’s tempting, but if you start touring homes $50k–$75k over your budget, everything in your actual range will feel like a letdown. That’s how people talk themselves out of really great homes.
4. Before submitting an offer, call the listing agent.
Seems simple, but it’s skipped all the time. That one conversation can tell you how many offers are coming, what terms matter most to the seller, and how to position your offer to actually win.
5. Price your listing correctly from day one.
Overpricing and then chasing the market down never ends well. It causes hesitation, invites low offers, and makes buyers question the property. First impressions matter more than anything.
6. Every listing should have professional photos and video.
No exceptions. Listings with video get dramatically more inquiries (we’re talking hundreds of percent more). If it’s not being offered, it should be.
7. Buyers should never waive their inspection period.
You can agree to buy a home as is and still keep your inspection contingency. That just means you’re not asking for repairs, but you are making sure you fully understand what you’re buying. That’s not a negotiation tactic, it’s protection.
