In Miami's ultra-luxury market, the definition of an amenity is changing.

As South Florida continues to attract global wealth, high-end buyers are increasingly placing a premium on something that can't be added to a traditional amenity list: time.

Recent reporting highlights growing demand for residences offering private transportation options- from deepwater docks and yacht access to rooftop helipads and water taxis- as buyers look for ways to move throughout South Florida without relying exclusively on increasingly congested roads.

It's an interesting evolution in luxury real estate. Location will always matter, but today's most discerning buyers are increasingly evaluating how a property connects them to the rest of the city and beyond.

During the conversation, Don pointed to a striking comparison: the Empire State Building was constructed in approximately 13 months, while One World Trade Center took more than eight years. While today's development environment is vastly different, the contrast underscores a larger concern about the layers of regulation, approvals, and costs that can stand in the way of investment and new development.

Housing is more than a real estate issue. It's an economic one.

More than a decade after the Federal Reserve Bank of Boston's landmark research exposed the extraordinary racial wealth gap in Greater Boston, new statewide research revisited by The Boston Globe shows just how persistent that disparity remains. Approximately 70% of white households own their homes, compared with 39% of Black households and 32% of Latino households. Even more telling, roughly 40% of renters have zero or negative net wealth, compared with just 1% of homeowners.

The causes of these disparities extend far beyond housing, and increasing homeownership alone will not close the wealth gap. But more than half a century after the Fair Housing Act of 1968, the racial homeownership gap remains remarkably persistent. The findings reinforce an important reality: access to quality housing, pathways to ownership, and the ability to remain in communities as they grow all play an important role in long-term economic mobility.

For The Peebles Corporation, creating successful cities means thinking across the entire housing spectrum. Thriving urban markets must be able to attract investment and economic growth while creating opportunities for the people who live and work there to participate in that prosperity.

The most meaningful transformations don't erase history. They acknowledge it, preserve it, and demonstrate how far we've come.

In this clip, our Chairman and CEO, Don Peebles, reflects on the remarkable evolution of The Bath Club, from becoming its first Black member to acquiring the historic property just 18 months later.

Once a restricted club that excluded Black and Jewish members, The Bath Club today represents something profoundly different. Under Don's ownership, it has evolved into a diverse social institution reflective of the Miami of today, while the historic building itself has been preserved for future generations.

Don also made the decision to voluntarily designate The Bath Club as a historic landmark, believing that preservation should include the difficult chapters of our history as well as those we celebrate. Remembering where we came from allows us to understand the significance of progress and helps ensure that the mistakes of the past are not repeated.

For The Peebles Corporation, The Bath Club is more than a historic property. It is a powerful example of how real estate can honor the past while helping shape a more inclusive future.

Some of the most consequential opportunities are the ones you have to fight hardest to earn.

During his keynote remarks at the 2026 NABHOOD Awards Ceremony, our Chairman and CEO, Don Peebles, reflected on one of the defining moments of his career: winning the rights to develop The Royal Palm Hotel in Miami Beach despite facing significant political and business opposition.

The experience demanded every skill he had developed throughout his career, but ultimately came down to one principle that has continued to guide both his leadership and The Peebles Corporation: never quit.

Six months after first identifying the opportunity, Don and his team secured the development rights to The Royal Palm, a project that would become an important chapter in our company's history and demonstrate what can be achieved through conviction, grit, and an unwillingness to accept that the odds are insurmountable.

Decades later, that lesson remains just as relevant: meaningful progress rarely comes without resistance.

The sale of the iconic Clock Tower Penthouse marks another milestone for 108 Leonard Street, one of New York City's most distinguished landmark conversions. The $16.2 million closing celebrates one of the most extraordinary residences ever created within a historic New York building.

Perched atop the landmark's copper-clad clock tower, the residence is unlike anything else in the city — a private aerie built directly into one of the four original clock faces that have crowned the Tribeca skyline since the 1890s.
