Miami Real Estate Report - February Statistics - Condo sales were up a very welcoming 14.7 compared to February 2025. Median price dropped 9.9% to $410,000. With 534 sales under $400k and 311 over $400, The Median – Mid Point – price was lower causing the decrease. The average price of $839,925 was up 4.5% YoY. Higher-end properties are driving the market. Miami Real Estate Report - December 2025 Statistics - New -Condo Pending Sales Inventory - in December is up 62.9% and total Pending Inventory compared to last year is up an outstanding 105.3%. Single Family Homes New Pending Sales in December were up 98.5% with total SFH Pending Sales up 111.8%, the next few months will be strong in closings for both Condos and Single Family!

Miami Real Estate Report - November Statistics - After two consecutive months of increased condo sales, sales dipped 3.8%. However, in the first 15 days of December, condo sales were up 8.6% and the average price increased 10.5%. Condos under contract pending sales) were up 19% over last year. Very good indicator of a recovering market.
Single family homes had increases in closed sales, median price, average price and pending sales.

Miami Real Estate Report - October Statistics - Miami posted its second consecutive robust month in October 2025 as total homes, single-family and condo sales all rose year-over-year. Single Family sales up 6.9%, Condos up 6.8%, total dollar volume up $108,300,000.00, 50.8% of condo sales were cash up 18.3% from last October. SFH cash sales we up 16.1%. Miami Real Estate Report - September Statistics - We’re seeing a positive change in trends. Compared to a year ago, condo and single family closed sales are up, median prices are not down, dollar volume is up and new pending sales are up. This is the first time since April 2024 that condo closed sales went up. May 2020 was the start of the boom, with increases in closed sales every month until March 2022.
