Could Florida homeowners soon receive one of the largest property tax reductions in state history?
Florida voters will have the final say on Governor Ron DeSantis’s “Save Our Homes from Excessive Property Taxes” proposal after it cleared the Florida Legislature for placement on the November 2026 ballot.
Under the revised plan, Florida’s current $50,000 homestead exemption would increase to:
➡️ $150,000 beginning January 1, 2027
➡️ $250,000 beginning January 1, 2028
➡️ Annual inflation adjustments thereafter
The expanded exemption would apply to non-school property taxes on owner-occupied, homesteaded residences. School district property taxes would remain in place.
The proposal also establishes a legal framework for additional property tax relief—potentially up to full elimination over time—subject to future legislation.
One important detail for anyone considering a move to Florida: homeowners who establish Florida residency on or before December 31, 2026, would qualify for the expanded exemption. New Florida residents arriving after that date would initially receive the standard exemption and become eligible for the larger benefit after four years.
The measure must receive at least 60% voter approval in November 2026 before it can become part of the Florida Constitution.
What could this proposed Florida property tax reform mean for homeowners, homebuyers and people considering relocating to Palm Beach, Miami or another South Florida community?
