Roger Carlier, Miami Beach Luxury Real Estate Born in Bucaramanga, Colombia, but relocated to Miami, Florida right after graduating from High School. My association with The Keyes Co.

Miami was a different place back in the early 80s but I fell in love with my new home at first sight. By 1992, I had completed the full ESL program, an associate in arts and science from Miami College, and a bachelor’s in criminal justice from FIU. Work for me was not optional, so during the last three years of studies, I had already worked for three different attorneys of Lebanese, Greek, and Arg

entinian/Puerto Rican backgrounds as well as a DC Law Firm. By 1992 I started freelancing as a Paralegal which led to my first business venture, Paralegal Freelancing Inc. A company I started by renting a desk in a small law firm boutique building. I grew the firm by having paralegals, license and permit expeditors, an unprecedented concept but with immediate high demand. By 2002, I started a transition to real estate as my profession by associating myself with the Coral Gables Keyes Co. and moved to our Miami Beach Keyes Office in 2004, from where I still conduct my real estate career, except for a voluntary but temporary absence. My vast experience and knowledge of our real estate market have come from my hands-on experience during the recent cycles and its new challenges, but my experience includes well over a decade in the luxury market, residential income, and commercial multifamily investments, hospitality management brokerage, REO sales as a member of an REO Keyes Team, short sales, consultant for various global private banking delegates, foreign and multinational companies investments in the US, and certainly our own first time home buyers who seek to accomplish the American dream. serves as the ideal 21st-century real estate brokerage model funded in trust, professionalism, and resources a legacy that distinguishes the Keyes Co, from other brokerages.

Michelle Lerner from Mansion Global recently published an article about impact in of the real estate commission settlement in the luxury market. Ms. Lerner's clarity in detailing how buyer's and seller's agents cooperate with each other in an effort to meet their mutual goals. This is no different in the luxury market, except cooperation between agents are not always set in stone. Ms. Lerner does a great job at pinpointing some of the key factors which may differ from commission cooperation in the sale and purchases median priced homes. In my opinion, the recent settlement will ultimately change the rules as to commissions in the MLS. But the fact, remains, that buyers will continue to seek guidance by their chosen professional, and those are the buyers that sellers want their homes to be sold. Last, luxury market buyers will more than ever need the expertise and knowledge of a professional with vast knowledge about the local luxury market.

Luxury buyers and sellers should anticipate greater transparency in real estate transactions this summer when new policies are implemented by the National Association of Realtors.

Our local association recognizes the importance of conducting surveys and using analytics and are a great resource for many of our industry participants and in particularly our members at the Miami Association of Realtors. Our association periodically shares reports such as the one below which list the top ten nations where potential buyers, and investors are searching for property. in our real estate market. Colombia and Argentina continue to rank high but certainly, Germany has taken the lead this time, and that is exciting for our ever more multicultural and welcoming community. The remaining 7 nations have consistently appeared in this list and that reflects confidence in our local market.
