⚠️ Florida Property Tax Update ⚠️

Florida lawmakers have approved a constitutional amendment for the November 2026 ballot that could significantly expand the homestead exemption for primary Florida residents.
If approved by voters, the non-school portion of the exemption would increase to $150,000 in 2027 and $250,000 in 2028, with future adjustments tied to inflation.
Here’s what matters most:
✅ It’s on the ballot — not law yet (requires 60% voter approval in November 2026)
✅ New residents still receive the current homestead exemption immediately
✅ The proposed five-year waiting period applies only to the EXPANDED exemption
✅ School taxes would continue to use the current $25,000 exemption
✅ Applies only to primary residences — not second homes, rentals, or investment properties
